GENERAL SPECIFICATIONS 1. SERVICES 2.1 Secure main entrance lobbies with 24 hour concierge for all blocks providing security and privacy. 2.2 Contemporary designed foyer space with glass atriums and glass elevators to all floors, including basement parking area. 2.3 Efficient property administration. 2.4 Multinational satellite TV link up and broadband internet connection. 3. THE BUILDING 3.1 CONCRETE & STEEL STRUCTURE Reinforced concrete & steel frame comprising of footings, columns, beams and slabs, designed in accordance with the regulations for anti seismic design and construction. 3.2 WALLS Exterior walls are of 20cm hollow clay brick, internal partition walls are of 10 cm hollow clay bricks. 3.3 FINISHES 3.3.1 Floors Choice of either floating wood veneered parquet or granite porcelanato tiles in the entrance halls, living room, dining room and kitchen. Bathrooms will be tiled with ceramic tiles. Verandas will be tiled with ceramic tiles. Verandas to penthouses will be timber decking. 3.3.2 Walls External surfaces shall consist of 3 coats of plaster and 2 coats of paint for exterior use. Internal surfaces shall consist of 2 coats of a cement based plaster with a 3rd coat of plaster finish and 3 coats of emulsion paint. Walls in the bathroom will be lined with ceramic tiles up to the false ceiling. Kitchen walls between worktop and cupboards, where applicable, will be lined with a Corian splash back. 3.3.3 Ceilings All ceilings are of fair-faced concrete or plasterboard, skim coated and painted with 3 coats of emulsion paint. Bathrooms, entrance halls, corridors and kitchen areas will have plasterboard false ceilings. 4. INSULATIONS 4.1 Sound insulation will be provided for at all slab levels. 4.2 All roofs will be thermally insulated with the use of highly compressed polystyrene boards. 5. DOORS AND GLAZING 5.1 Entrance door of hardwood frame with a lacquered finish. 5.2 All internal doors to be wooden block board with a lacquered finish. 5.3 All external doors and windows shall be fabricated from imported double glazed aluminium sections and accessories. 5.4 All verandas and bedroom windows will have decorative sliding red cedar timber wooden shutters set within an aluminium frame. 6. WARDROBES AND KITCHEN CUPBOARDS 6.1 Kitchen island and tall units will be by Cesar, Italy. 6.2 All tall units will have gloss lacquered doors whilst the kitchen island will be gloss wood veneered. 6.3 All kitchen islands will have a Corian worktop with under counter stainless steel sinks. 6.4 Bedroom wardrobes will be by Tomasella, Italy. All doors to be gloss lacquered with wood veneered recessed handles. 7. SANITARY WARE AND MIXERS 7.1 Imported sanitary ware by Keramag and Cosmic will be installed complete with their accessories. 7.2 Mixers will be single lever, chrome plated, by Damixa. 7.3 Wall mounted WC s with concealed cisterns by Viega will be installed. 8. WATER SUPPLY 8.1 Individual water tank with electric water heater to be provided. 8.2 Pressurized system for hot and cold water with a separate line for drinking water will be provided. 9. LIFTS 9.1 High speed glass lifts by Kone will be installed, which will service all floors. 10. ELECTRICAL INSTALLATION 10.1 The entrance door shall be controlled via a digital interphone. 10.2 TV points shall be provided in the living and dining room and all bedrooms with a central connection to the satellite network of the project. 10.3 A fully functional structural cable system with patch table is to be installed throughout the apartment. 10.4 Two telephone points will be provided in all the living areas and bedrooms. 10.5 Home automation by Gira for all penthouses to be provided with provisions made for all other apartments. 10.6 Light switches by Gira. 11. AIR CONDITIONING 11.1 Provisions for climate control VRV systems shall be provided for in all living and bedroom areas. (i.e. wiring, drainage system and installation of copper pipes.) 12. SWIMMING POOL SPECIFICATION 12.1 Structural reinforced concrete overflow swimming pool with separate children s pool. 12.2 Tiles by Buchtal to channels, walls and floors. 12.3 Stone, marble and timber deck around swimming pool area. 12.4 LED lights. 12.5 Pool side toilets, Jacuzzi, sauna and changing rooms. 13 LANDSCAPE The garden area will be fully landscaped with full programmable irrigation and lighting systems.
