SCOPE OF SERVICES Pre-Design Services Existing Cnditins Survey The Architect shall survey the existing cnditins and take accurate measurements f the required area f Wrk. The Architect shall prepare a cmplete set f Existing Cnditins Survey (ECS) dcuments, which will include a flr plan at each level and a building elevatin at each exterir facade f the residence. These dcuments will be used by the Architect t perfrm the fllwing. Schematic Design Phase Prgramming Prgramming is the prcess f identifying and rganizing essential infrmatin abut the residence, as it exists, and hw it relates t the Prject as described abve. The Architect will prvide ne (1) meeting t discuss the Client s pririties and establish the Prject requirements, including an initial prject budget. A Prgram Statement shall be prepared by the Architect and it shall be apprved by the Client prir t prceeding with any design wrk. Schematic Design With the Client s apprval f the Prgram Statement, the Architect shall prepare a Schematic Design fr a maximum f three (3) prpsed slutins t the Prject, as described n page ne. Each Schematic Design will include flr plans and building elevatins illustrating the residence with the changes prpsed by each Schematic Design. The Architect will prvide ne (1) meeting t present the Schematic Design slutins. The Client shall select ne (1) prpsed slutin and discuss any changes required t better meet the Prject requirements. The Architect will prepare a maximum f tw (2) revisins during the Schematic Design Phase and meet t present each revisin. Any additinal revisins during the Schematic Design Phase shall be cnsidered Additinal Services. The Schematic Design drawings shall be apprved by the Client prir t prceeding t the next phase. Design Develpment Phase With the Client s apprval f the Schematic Design, the Architect shall develp additinal details t fix and describe the character f the Prject. Fr example, interir spaces that require special design features, treatments and/r upgrades shall be incrprated int the Design Develpment drawings. The Architect shall assist the Client in the selectin f hardware, finish plumbing fixtures, tile, stne, decrative lighting and paint clrs. Cnstructin Dcuments Phase Based n the apprved Schematic Design and Design Develpment drawings and any further adjustments in the scpe and/r the budget fr the Prject, the Architect shall prepare Cnstructin Dcuments cnsisting f drawings and specificatins that will describe the scpe f wrk and be suitable fr filing with the Building Department and fr cnstructin by a qualified General Cntractr. Cnstructin Dcuments shall include, but nt be limited t: Architectural Flr Plans delineate the existing cnstructin, demlitin, new cnstructin, and the crss referencing f details and sectins n subsequent drawings. Pwer and Data Plans shw electrical receptacles, telephne, cable and internet lcatins. Finish plumbing fixture lcatins. Reflected Ceiling Plans prvide accurate placement f ceiling munted lighting fixtures, with assciated switching arrangements, and lcatins fr required smke and carbn dixide detectrs. Building Elevatins at each exterir facade shw the existing residence with the prpsed new cnstructin including ntes indicating finishes, materials and any special cnditins. Details, Sectins, Schedules and Ntes cmmunicate, in detail, different aspects f the design relating t cnstructin and/r cde requirements. These details are essential in cnveying the design cncept t the General Cntractr, the subcntractrs and t the Building Department. Engineering Nte: The Architect s Scpe f Services des nt include mechanical, electrical, plumbing, fire suppressin, structural r civil engineering. See the attached Standard Terms and Cnditins fr mre infrmatin. The Cnstructin Dcuments shall be apprved by the Client prir t prceeding t the next phase. Bidding and Selectin f Cntractrs The Architect shall assist the Client in assembling, distributing and evaluating the bid package which will include: Preparing and distributing the Cnstructin Dcuments t each Bidder selected by the Client Crdinate and attend a pre-bid meeting with the Bidders (as required) Address Bidder s questins and cncerns (as required) Assist the Client with the evaluatin f the bids Assist the Client with the awarding f the cntract Cnstructin Administratin Phase Based n the signed cntract between the Client and General Cntractr, the Architect shall prvide the fllwing services during cnstructin. The Architect shall attend Prject crdinatin meetings with the Client and the General Cntractr as reasnably required t assist in expediting the Prject and t prvide clarificatin f cnstructin dcuments. The Architect shall visit the Prject site at regular intervals (limited t 26 visits) as apprpriate t mnitr the prgress f the wrk and determine whether the wrk is in accrdance with Prpsal fr Printed 4/29/2011 2011 McCarthy LePage Architects, PC Page 3 f 5
the Cnstructin Dcuments. The Architect shall recmmend the rejectin f any wrk that is nt in accrdance with the Cnstructin Dcuments. The Architect shall review and certify the Cntractrs request fr payment. The Architect shall review and take apprpriate actin in a timely manner n all subcntractrs submittals such as shp drawings, prduct data and/r samples. The Architect shall prepare supplemental and clarificatin drawings, as required. At substantial cmpletin, the Architect shall prepare a punch list f wrk t be crrected and review the crrective wrk t cmpletin. The Architect shall review the status f cnstructin t determine the dates f substantial cmpletin and final cmpletin, and shall receive and frward t the Client written warranties and related dcuments assembled by the General Cntractr and subcntractrs. COMPENSATION Cmpensatin fr Pre-Design Services Cmpensatin fr Pre-Design Services as described abve shall equal XXX cents ($.00) per square ft f surveyed space, as defined in the attached Standard Terms and Cnditins. Cmpensatin fr Schematic Design Cmpensatin fr during the Schematic Design Phase as described abve shall be billed at the Architect s standard hurly rate as indicated belw.
