Planning With a large investment in machines, human and financial capital, we decided to establish an estate for high-middle level income earners. Based on its unique master plan, we produced a clearly defined, functional, exquisite and accessible development which stands out amongst building within the surrounding area. The estate sits on a 6460 square meter with a total of 28 exotic townhouses with all facilities embedded and available exclusively for the residents. Each building is constructed in a frame-like structure for residents to decide what the internal part of their building will look like. This in essence, allows potential buyers to come and build with us at an affordable price uncommon for such standard of construction. A basic structural look for our plan approval could be viewed in this booklet. The internal look is not sacrosanct, however, the external look is sacrosanct. Each owner will determine the internal look of his/her building and the finishing type. IMPRESSIONS We will be presenting a complete 3 dimensional impression of all the structures built in this estate. These impressions are not the actual pictorial view of the various estate houses. However, with our robust manufacturing structure in place, we are guaranteeing our physical development to be a complete replica of these 3D impressions. To guarantee this, we are creating a MONEY-PAY-BACK indemnity clause in our collection form for our prospective house owners - WITH A PROMISE TO PAY ON DEMAND FROM OUR BANKERS ANY AMOUNT PAID AS DEPOSIT ANYTIME A PROSPECTIVE BUYER WISHES TO WITHDRAW THEIR OWNERSHIP. Moreover, a definitive plan of each building is included in some pages. These definitive plans are strictly to be adhered to during construction, however, elevation colours from 3D impressions maybe changed to guarantee good aesthetic look. SAFETY & SECURITY The Baroness is fenced with bullet/bomb proof fences. The roofs are made of concrete roof Roman tiles which guarantees total safety from fire as well as being Eco-Friendly. CCTV cameras will be situated in various parts of the estate to forestall any criminal intent. All buildings in the estate will have glass façade finishing for clear panoramic view. All houses are to be completed by SHEMOMAL NIGERIA LIMITED to guarantee the integrity of the structures.
