Potential to extend creating additional bedroom and bathroom accommodation. HOLIDAY BARN Large open-plan kitchen/dining/living room under a vaulted ceiling, hall, bedroom, shower room. OUTBUILDINGS Cavity block built double garage with excellent first floor room over, approximately 36 x 36 block outbuilding providing workshop, storage and stabling. Large pole barn, modern field shelter. Outside: beautiful well tended gardens surrounding the house, private courtyard for the barn, extensive parking in different areas, lawned arbour, sand school, copse, five field enclosures. In all, just under 9 acres.

3 DESCRIPTION Crougy Farm is in a blissful sleepy hamlet, down a little lane, yet so accessible to Truro, Falmouth and the creeks and sailing waters in between. The property itself is positioned on a gentle south facing slope and owns the surrounding fields including the one on the other side of the lane where there is also a wooden copse and this gives protection to the outlook which then stretches across the valley and from further up in the fields there are terrific far reaching countryside views. This is the perfect house for a horse loving family (sand school) as there are just under 9 acres in total of very useable and well maintained fields with excellent gateways linking them and a well created recessed access off the lane directly into the fields which also serves as the start of a secondary driveway down to the rear of the house. In the fields is a modern field shelter whilst closer to the house is a courtyard of outbuildings including a 35 x 35 block built building that has been used as stabling, a workshop and tack room although for larger horses one may wish to either build something else or utilise one of the other outbuildings. In a tucked away position is a pole barn ideal for hay and there is also an excellent two storey double garage of cavity block construction with a full sized room over. It may be possible to convert this into further living accommodation subject to gaining all necessary consents although there is already a wonderfully converted single storey barn which is now a large one bedroomed cottage used for holiday letting.

4 The house itself is a classic historic farmhouse which has evidently been extended more than once and now offers four bedrooms and two bathrooms with extensive reception space. The first floor bedroom accommodation could certainly be extended over the rear pitched roofed single storey wing and our client had considered adding an en-suite to the main bedroom and a further bedroom, although there are numerous options as to how one may alter the accommodation if more space were required. As it is the house is immaculately kept and enjoys a southerly outlook over a landscaped front garden and larger lawned rear and side gardens with almost all of the grounds enjoying a very high degree of privacy and tranquillity. LOCATION Crowsmeneggus is a small hamlet in a gorgeous rural position away from traffic noise but actually incredibly conveniently located for the main roads between Falmouth and Redruth and Falmouth and Truro. Only just over a mile away are the villages of Ponsanooth and Perranwell Station which both have inns, shops and primary schools. Perranwell Station also has a railway station on the Falmouth to Truro line where it then connects to the mainline network with direct trains going straight to London Paddington. Nearby are the creeks off the Carrick Roads where there are dinghy sailing facilities at Loe Beach at Feock and Restronguet Sailing Club at Mylor with deep water moorings available at Mylor and Falmouth. Truro and Falmouth are the two best served conurbations in Cornwall with both having schooling and colleges, hospitals and railway stations. There are also more job opportunities, professional services, shopping and cafes in this area than anywhere else.

The lane then continues through trees to gateways giving access to the fields. Opposite the entrance into Crougy Farm is a gate into a field owned by it on the other side of the lane and from here a further gate opens into an area of woodland also owned by Crougy Farm. The driveway sweeps in between granite gate piers on the end of grass and planted topped stone walls and the drive then opens into a large courtyard providing parking for numerous vehicles between the cottage, double garage and other outbuildings. Gated walkways give access to the cottage and its privately positioned courtyard garden, around the side of the house to the rear garden and an opening leads through to the specimen stocked lawn.

11 A more formal dressed granite wall topped with heathers protect the slate paved front garden of the house which has beds set into it and a wonderful array of plants around the outside including hebes, roses, wildflower beds and camellias to name but a few. This private and sheltered garden is ideal for alfresco dining as it faces south. To the side and rear of the house are lawns laid out at different levels and here there is also a large paved patio below an attractive flight of granite steps which rise up to an upper level enjoying clear sun from the south. This garden also has planted beds and backs onto the fields. To one side is a greenhouse, growing beds and a summerhouse with yew tree hedging then concealing a grassed additional driveway leading up to a recessed parking area from where there are gates into the fields. Beyond the courtyard of outbuildings and the cottage is a further very large and extremely beautiful area of lawn dotted with a stunning array of specimen trees and shrubs laid out in a semi formal manner. Above this is a SAND SCHOOL 40m x 20m and then two gates open into the two fields closest to the house. Above the house there are 5 field enclosures all with lovely well grown hedges and modern gateways, several of which have access onto the lane with a large pull-in in front of the field with the field shelter providing particularly easy access for larger vehicles.
