SPRING 2008 Up-to-Date BELL CANADA S NEW HEADQUARTERS, MONTREAL Nuns Island - Construction of Bell Canada's new headquarters continues on Nuns' Island, Quebec at a phenomenal pace. After starting excavation in late February 2007, the property was fully enclosed before Christmas 2007 and will be delivered on time and on budget to Bell in September 2008. "We're quite impressed with their capability to deliver......i'm looking at 3 campus projects across the country and I can say right now that this project is going up really well, and if we're not ahead of schedule we're almost right in there and that's all to the credit of Canderel and Reliance", stated Claude Bouchard of Bell Canada in a recent interview. The planned 840,000 sq.ft. LEED certified campus will be the new landmark in Montreal. Located at the junction of the Champlain Bridge and the Bonaventure Highway, just 5 minutes from the central business district of downtown Montreal, the campus is strategically located for accessibility and visibility while maintaining an open collegiate atmosphere. The campus, whose first phase of 605,000 sq.ft. is being delivered for September 2008, and the second phase of 235,000 sq.ft. in February 2009 will reunite employees who are currently situated in at least 16 different locations across the greater Montreal area. In addition to being a world class project incorporating the latest in mechanical and building systems to reduce energy and water consumption, it will also be an employee's dream. Amenities will include a daycare facility on site, a full cafeteria, coffee shops, a fitness center, a banking facility, over 2000 parking stalls below grade, green roofs, a sky bridge located 26 feet above grade connecting the 2 phases as well as 2 acres of green space in a private courtyard, all adjacent to the St. Laurent river and the city's bike path, ready for use by all Bell employees. By creating access to natural day light for everyone, and by investing in informal meeting spaces and generous common areas, the work environment is not just functional and efficient, but also inviting and warm. 777 BAY STREET Toronto - Acquired by Canderel in October 2006, 777 Bay is a 30 storey 935,000 square foot office building with a 2 level retail concourse. 777 Bay Street is the prominent office component of the College Park development. It is strategically located at the corner of Bay & College Streets, between Toronto's financial core and the Bloor Street corridor. The property is directly connected to the remainder of the College Park complex, the TTC subway system and is one block from Queens Park, Toronto's hospital corridor and the city's MARS Medical Research Development. PAGE 3 COLLEGE PARK - PHASE I AND PHASE II Toronto - The Residences of College Park represents the ultimate in a high rise condominium development in downtown Toronto. The project features a pair of steel and glass high-rise condominium buildings with spectacular views overlooking downtown in a prominent mid-town location. The two towers have a total of 1.1 million square feet of gross residential floor area. The north tower has 51 floors with 658 high-rise units. The south tower has 45 floors with 540 high-rise units and 12 town home units. The total unit count is 1200. The north tower is sold and construction commenced in Fall 2003 with registration occurring in Spring 2006. Phase II was launched in October 2004 to much fanfare. With record breaking sales velocity, the building's 540 suites and 12 townhomes have been sold out. Construction commenced in Spring 2005 on Phase II and occupancy began in November 2007. Phase II is one of the first developments in Toronto where people are actually moving in on their prescribed occupancy date on their original Agreement of Purchase and Sale. Usually, high rise projects are delayed for a year or even longer past their original occupancy. Canderel Stoneridge was committed to a strict construction schedule and in turn, this has made for a very happy client base. The residents, in both Phase I and Phase II, have seen their property values increase 30 to 40% since their original purchase. Approval is for a 75 storey condominium tower standing 243 meters in height. Aura will boast 1.3 million square feet of space, 1.1 million with be devoted exclusively to residential and 190,000 square feet will be prime retail space at the podium level. The result is Canada's largest single residential tower consisting of 980 residential suites. The building will showcase the finest in amenity space, suite finishes, and environmental features. A direct underground link to the College Park complex and subway station will connect residents to over 300,000 square feet of retail without every stepping outside.
