Administration Fees Apply Letting fees information The asking rent does not include letting fees. Depending on your circumstances and the property you select, Domus Nova may also apply the following fees to cover our administration costs: Non optional fees. These fees apply to all lettings - Tenancy Agreement fee for drawing up tenancy agreements per new tenancy 240.00 + vat ( 288.00 including VAT). - Reference fees (including credit checks, bank, guarantor, previous landlord, etc) 35.00 + vat per person referenced (all tenants and guarantors) ( 42.00 including VAT per person referenced). For example, if there are two tenants and one guarantor, the referencing fee will come to 126.00 including VAT. - Inventory check-out fees from 135 + vat ( 162.00 including VAT). The price of inventory check-outs will vary depending on the size and style of the Property and whether the property is furnished or unfurnished. Optional fees. If, once the tenancy has started, Domus Nova is required to arrange further paperwork, we will charge tenants the following administration fees - Tenancy Renewal/ Extension document, for tenancies renewing or extending for 1 month or over: 125.00 + VAT ( 150.00 including VAT). - Tenancy Variation document: 125.00 + VAT ( 150.00 including VAT). - Tenancy Assignment document: 125.00 + VAT ( 150.00 including VAT). - Change of guarantor document: 125.00 + VAT ( 150.00 including VAT). Other costs to take into account - You will be asked to pay the rent, as agreed (monthly, quarterly, six monthly or fully in advance). - You will be asked to pay a deposit, usually equivalent to a minimum of six weeks' rent. This deposit belongs to you, and will be held by Domus Nova in a stakeholder capacity, protected in a government authorised scheme, where required, and handled as set out in the tenancy agreement. If at any time you wish to keep a pet, then subject to the Landlord's consent, you may be asked to pay a sum equivalent to two-four weeks' rent as a further deposit. This will also be protected and registered as above. - You may be asked by your bank to pay a fee for providing a reference. - You may be required to pay Stamp Duty Land Tax (SDLT) if the total rent payable under the tenancy agreement exceeds the threshold, currently set at over 125,000.00 but subject to change. It is the tenant's responsibility to pay any SDLT and you should check with HMRC and seek your own professional advice to ensure compliance. Under the terms of the tenancy agreement you will normally agree to pay for the following. NB this is not an exhaustive list. You should read the tenancy agreement carefully. - Utilities (gas, electricity, water and telephone - charges dependant on the utility supplier and the actual use during a tenancy). - Council Tax (variable charge based on the council and the relevant council band). - Television licence (as set by the British Broadcasting Agency, charge may vary year on year). - Installation of cable/satellite (if permitted and applicable). - Subscription to cable/satellite supplier (set by the relevant supplier). - Insurance (for your personal and own contents). - Garden maintenance (If applicable).
