CASTLE FARM BARN Madley HR2 9NU
Castle Farm Barn Madley Herefordshire HR2 9NU A spacious detached barn conversion, set in south facing gardens and land extending to approximately 3 acres, all situated at the end of a no-through road. Guide Price 685,000 Situation and Description Castle Farm Barn is well situated in the heart of the Golden Valley and located at the end of a council maintained road. It occupies a quiet rural position, with two other properties, with the village itself offering a shop and post office, a primary school, a church, two public houses, a village hall, an active tennis club and a 9-hole golf course. Further facilities are available at the cathedral city of Hereford and at the market towns of Abergavenny and Monmouth to the south west. We understand this lovely barn was converted to an exacting standard, some 12 years ago, but still retains much of its original character whilst giving a contemporary feel. It benefits from oil fired underfloor heating throughout, vaulted ceilings, full double glazing, a wealth of exposed timbering, a mixture of tiled floors and fitted carpets and versatile living space. Staircases at either end provide access to the bedroom accommodation. Most importantly, the property occupies a wonderful south facing position and many of the windows overlook the garden s large wildlife pond. Initially a gateway leads into a driveway which provides parking and turning space with a pathway leading round to a pair of double glazed oak doors which lead into an impressive dining hall. This has a vaulted ceiling with full height glazed windows, making the most of the outside, a tiled floor and galleried landing above. A door leads into the sitting room and is very spacious with windows on two sides, a stone fireplace at one end with a fitted wood burner, a wealth of exposed timbering and all the usual fittings. The kitchen/breakfast room is well organised with an excellent range of oak working surfaces and plenty of cupboard space. There are a number of built-in appliances, such as De Dietrich twin ovens with a Gorenje induction hob, a wine fridge and a dishwasher. At one end of the room is a very useful breakfast bar, with cupboards under, and there is a tiled floor throughout. A door leads through to an inner hallway with a handy pantry cupboard and a very useful shower room. There is a utility room, with further cupboard space and room for appliances, a boiler cupboard and a stable door to outside. At the far end of the barn is a large study which is well-proportioned with a dual aspect and a door to the outside, exposed timbers and stone walling, which creates an excellent work space away from the family. From the main dining hall, a staircase leads up to a lovely galleried landing, which has enough room for a sofa, and enjoys a wonderful outlook over the gardens and pond. There are three excellent bedrooms, all with vaulted ceilings and lovely outlooks. The master bedroom benefits from an en suite shower room and fitted wardrobes, a separate goodsized family bathroom. From the other end of the barn a second staircase leads up to two further bedrooms and a walk-in dressing room. Both bedrooms have built-in wardrobes and vaulted ceilings and are serviced by a separate bathroom. One of the bedrooms also has a door to outside to an external staircase. Outside - The property is approached by a gated entrance which leads onto a gravel drive-way which provides parking and turning space and gives access to a detached timber framed triple garage with two open bays, one of which has an internal workshop. There is an enclosed garage at one end and an external staircase that gives access to a first-floor studio and office. A pathway leads from the driveway to the front door where there is a large decked area, which makes the most of the property s southerly outlook. There is a large hot-tub, which could be purchased by separate negation. The main gardens are laid to lawn and sweep away from the house down to a large natural pond. This creates a haven for wildlife and is enhanced by terraced deck with glass panelled railings and a mooring for a rowing boat. The gardens also include a number of mature trees, including walnut, willow, silver birch and chestnut and a useful timber garden workshop and separate potting shed. The land in the main is on the far side of the pond and is accessed either by the gardens or a green lane that runs along the eastern boundary of the property. Here there is a separate gateway that leads into the paddock, which is ideal for equestrian use, if desired. Maps contained herein are not to scale.
