Project Summary BACKGROUND: Illinois Tool Works (ITW) is relocating from their offices on West Lake Avenue to the former Kraft property at Golf and Waukegan Roads. As part of the various renovations to the property, ITW is requesting approvals to replace the existing cooling towers on the west building. The proposed cooling towers will have a height of approximately 15.0 feet above the roof deck of the existing building and will require additional screening. The current screening is only adequate for the shorter and older cooling towers. The applicant is proposing two different screening options. They are requesting that the Appearance Commission select one of the options. The installation of the new units will require a zoning variation for height of rooftop mechanical structure exceeding 12.0 feet in height. The applicant is scheduled to appear at the Zoning Board of Appeals on March 17. Appearance Commission Review APPEARANCE PLAN COMMENTS: Staff comments after evaluating the proposal for compliance with the Appearance Plan: Building Design Criteria from Appearance Plan: Quality of design and relationship to surroundings Good scale and harmonious conformance with neighboring development Materials with architectural character and harmony with adjoining buildings Building components with good proportions and relationship to one another Harmonious colors Avoidance of monotony; avoidance of inappropriate, incompatible, bizarre and exotic designs Staff comments: o Option 1 (as presented) has a horizontal grill pattern and is consistent with the screening that has previously been installed around the site. o The Appearance Commission should determine if the proposed building materials are compatible with the rest of the existing building. o The petitioner shall furnish material and color samples of all proposed elevator for review by the Appearance Commission. POTENTIAL NEIGHBORHOOD IMPACTS: The proposed area of screening is visible from most areas of the subject property but, the buildings are not visible from a number of locations on the adjacent rights-of-way due to the distance the buildings are set back from the property lines and perimeter landscaping. 4
