Industrial Activity (S.F.) The New Orleans metropolitan industrial market maintained course in 2017 despite significant changes on the horizon. Metals storage, long a key component of New Orleans industrial occupancies, has undergone significant regulatory change, and space historically occupied by metals is experiencing increasing vacancy. As this square footage finds its way back into the market after a long absence, we have been fortunate for steady demand to balance the market thus far. Overall available industrial space increased 6% from 3,615,000 s. f. at year-end 2016 to 3,825,000 s. f. at the close of 2017. While addition to inventory over the previous 18 months is +25%, the rate appears to have slowed over the last two quarters. Sales and leasing activity for 2017 finished at 2,260,000 s. f.. This level of demand represents a decrease of nearly 7% from the 2016 yearly total; however, it remains fairly consistent with the past five years. While accelerating warehousing requirement for e-commerce uses has not been observed locally to the extent of other regions, the strength of the local market remains obvious. The motion picture industry is still active albeit at a less frenzied pace. The purchase market is strong despite limited viable product. There is now the possibility of stimulus from the recently passed Tax Cut and Jobs Act. Looking forward, the short-term outlook will likely include a softer market for offerings above 30,000 sf. Larger, older properties typically occupied for raw storage may experience extended marketing periods and downward pressure on prices unless demand surfaces to replace metals commodities which have long occupied this sector. With those facilities inevitably coming back to market, our forecast is for overall vacancy to increase in 2018. However, due to the relatively small size of the most viable, more modern distribution warehousing stock, it is forecasted that occupancy levels in that segment will remain static for the next several quarters. Following the landmark Hancock-Whitney lease of last summer, landing DXC Technology Services, Inc. for over 178,000 s. f. has further fortified the CBD market going into 2018. We are already experiencing the ripple effect of additional new companies looking to mirror DXC s move to our market in early 2018. The outcome will be interesting to see how many of these new businesses make a commitment to our market. Vacancy in Metairie continued its upward trend throughout the last two quarters of 2017 in both the Class A & B markets, while Elmwood occupancy continued to improve slightly, riding momentum from backfilling 28,000 s. f. of the SCI Building earlier in the year. Owner occupants looking for 6,000 s. f.+ still find only two sale offerings between 5,000-15,000 s. f. in the Causeway corridor as prices continue to achieve record levels. Class B/C lease offerings between 5,000-15,000 s. f. remain high at 20 buildings (multiple suites in same buildings), half of which have been on the market over 18 months. While landlords have been competing more aggressively for tenants, market rates continue to experience no appreciable decrease. Class A vacancy downtown remained constant during the final two quarters of 2017, while Class B space experienced a slight increase in vacancy. If new tenant interest continues on the trajectory we have experienced to start 2018 and this activity materializes into signed leases, we could be realizing a significant amount of absorption in both downtown and Metairie. Whether this optimistic start to 2018 is realized or not, DXC s decision to open its Digital Transformation Center here and bring an estimated 2,000 jobs should be a strong catalyst for employment, leading to a positive impact on our office market.
