Where the sun meets the street. In 1980, the CBD was very small and compact, comprising of only 5 million square feet. By 1992, the CBD had exploded to 20 million square feet and office buildings spread to the north, west and south. During this period, the central and northern sections of the CBD built up density and office populations, causing traffic problems, insufficient parking and retail evolved into the skyway circus we know today. Concurrently, in the late 80s through mid-90s, the southern end began to invest in infrastructure and public improvements. These projects secured the South Nicollet Mall area and set the stage for future development. Most important is the truly unique, mixed-use nature of the South Nicollet Mall area - no other section of downtown Minneapolis provides such a rich diversity of users in a concentrated area.
Parking and Access The AT&T Tower has a 400-car underground ramp; 100 are open for visitor parking on an hourly basis. Two dedicated elevators access the parking garage. The Mar-Ten ramp is attached to the project and provides 470 additional stalls. The Leamington Municipal Transit Hub offers special pricing for carpoolers. Currently, 4,800 parking stalls are within a two-block radius; more than 3,600 stalls are skyway connected. The AT&T Tower has excellent freeway access in downtown Minneapolis. Transportation The City of Minneapolis and Metro Transit have teamed together to improve bus capacity and travel times in downtown Minneapolis by reconstructing Marquette Avenue and 2nd Avenue. Skyway AT&T Tower is located on the primary skyway system. Current connections are across 9th Street to TCF Tower and across 10th Street to the Hilton. Wi-Fi Wi-Fi hotspot located in the building lobby. Building Conference Room The Building Conference Room is located on the 20th floor and equipped with stat-of-theart audio/video and teleconferencing equipment and has a large, open reception area. Restaurants/Retail The open atrium and connection to International Centre & Oracle Centre allows AT&T Tower tenants to take advantage of many retail venues. Ruth s Chris Steak House: Steakhouse well know for it s steaks. This New Orleans-inspired restaurant also serves chicken, pork, seafood, Creoleinspired appetizers, and desserts. They also boast an award-winning wine list. Building Access The AT&T Tower has on-site personnel 7 days a week, 24-hours a day. The parking ramp and many of the public areas are monitored by a closed circuit TV system. A new digital CCTV system has been installed. The parking ramp is staffed during normal building hours; after-hours access is possible using a card access system. To gain access to the building after-hours you must have an access card and sign in at the lobby desk on the first floor. A new card access system has been installed in elevators and at the street entrances.

HVAC The HVAC system is Climate Master water to air Electro-Hydronic heat pumps. Each zone is individually controlled and is approximately 1,300 square feet, resulting in 20 zones per floor. The entire system is controlled by an Alerton Controls energy management system. Tenant may install a separate computer room cooling unit and tie into the building s core water system. After-hours, heating and cooling can be easily accomplished by resetting a thermostat that activates a heat pump within the space. This will provide additional heating/cooling for the specific zone in two-hour increments From an operational standpoint, the heat pump system is substantially simpler than others. In addition, there is tremendous flexibility to heat or cool as various tenants require. While heat pump systems do generate some noise, it is more of a problem when the units are 4.0 tons and bigger. In the AT&T Tower, the larger units used are 3.4 tons. A ceiling tile with an STC rating of.40 -.44 is being installed to further minimize noise. HVAC Hours Normal HVAC operations hours are: Monday Friday 8:00 A.M. 6:00 P.M. Saturday 8:00 A.M. 12:00 P.M. *HVAC overtime is at cost if metered or 30 cents per ton per hour for short-term use. Air Changes 6 total air changes per hour. 15 CFM of outside air supplied per occupant.
Life Safety Systems The AT&T Tower is fully sprinklered and has smoke detection devices on each floor. There is a public address system throughout the building so that instructions can be given in an emergency. Stairwells are fire-rated per applicable codes, and stairwell doors are electronically controlled.
Telecommunications Telephone/data wire will run up the risers to telephone rooms on each floor. Distribution to Tenant s space shall be at Tenant s cost using the vendor of its choice. 300 2-pair wire shall be provided to each floor. High Speed Internet The AT&T Tower has several providers offering high-speed internet access including AT&T, Qwest, Time Warner, MCI, US Internet and Visi.com by Vector Internet.
