MEMORAN DU M City of Delta Community Planning & Development To: From: Date: Subject: File No.: CC: Mayor & Council Marcy Sangret Director of Community Planning & Development October 16, 2017 Public Hearing Project No. 7 Land Use Contract Discharge, Rezoning, Development Variance Permit, Development Permit, Heritage Alteration Permit and Subdivision at 5454 Ladner Trunk Road (Chorus Development [Ladner Trunk] Ltd.) LU008010 George V. Harvie, City Manager At the Regular Meeting of September 11, 2017, Council considered a proposal to allow for subdivision of the subject property into one strata lot and one fee simple lot in order to allow construction of a four-un it townhouse development and restoration and relocation of a heritage building on the respective lots. During the discussion, Council commented on opportunities to enhance the building design, including re-integration of balconies and incorporation of windows at the rear (south) elevation of the townhouse units. Staff met with the applicant to explore potential design enhancements for the townhouse units. The applicant indicated a desire to maintain simplified and conservative detailing for the proposed townhouse units to reflect the same theme associated with the original Draney Residence. The glass juliette balconies originally proposed were deemed out of character by the Advisory Design Panel and subsequently removed. The applicant has added different coloured front doors to define the entry areas for the townhouse units. Additional elevation and perspective drawings have been provided which show the proposed entry gates, fencing and landscaping (). Thefeatures serve to add visual interest to the fagades and soften the appearance of the massing from street level. Marcy Sa ret Director of Community Planning & Development AC/ph ATTACHMENT: A.
