Daytona Beach, FL VARIOUS LOCATIONS Dear Paul: YOU CANNOT OPEN THE STORE UNTIL FINAL SIGN PERMITS AND INSPECTIONS ARE COMPLETE AND HAVE FINAL CONNECTIONS. Please find attached the Approved as Noted signage drawings for the sign for the above mentioned tenant located at the Tanger Outlets Daytona Beach, FL. All costs for installation and/or repairs to the sign or storefront will be at the cost of this tenant. Please obtain a permit and conform to all state and local codes. All wall penetrations need to be caulked or sealed to prevent water damage. Be aware that NO vehicular traffic is permitted in the interior pedestrian areas of this center. Installation of signage must be done from electric scissor lifts (no hydraulic lifts), ladders, articulating lifts and/or scaffolding. There will be NO exceptions made to this policy. Landlord's review of Tenant's signs is limited to approval solely for general compliance with Landlord's signage criteria. Landlord's approval does not relieve Tenant from full compliance with local signage ordinances and required permitting. Tenant bears the full and final responsibility, financial and otherwise, for meeting all applicable regulatory, approval, code and permit requirements, relative to Tenant's signs. Landlord s approval of Tenant s sign drawing does not relieve Tenant from adhering to the sign criteria. Prior to installing signs, or arrival on site, and within 48 hours, you are required to contact Scott Sadove, General Manager, at (386) 843-7459 for notification of installation. Please be advised that any field conditions that may prevent Tenant's sign from being installed in the approved location must be brought to my attention. On-site staff is not authorized to alter the intended location. At end of term, Tenant is responsible for the removal of the storefront sign and cost for repair of the storefront back to its original condition. General Manager will order fascia repair by the Center s mandatory repair vendor at the Tenant s cost once sign has been removed. If a Tenant replaces their sign(s) during their term, they are responsible for all required fascia repair and/or repaint/replacement. You MUST use the LL s mandatory contractor and the work must be coordinated with, and completed to the satisfaction of, the Landlord s on site management staff. NOTE you cannot remove the sign and install a new one in the same visit. You must allow for appropriate drying/curing time once the repair and repaint/replacement has been done, as determined by the LL s contractor. Sign inspections are required and it is the Tenant s (sign installer) responsibility to connect all power to the Landlord s light control system and cannot be bypassed. LANDLORD S NOTES/REQUIREMENTS Signage Approval as Noted ATTENTION: TENANT & TENANT SIGN CONTRACTOR All signage work is to be coordinated with the Landlord s General Manager of Daytona: Scott Sadove, phone #386-843-7459, or prior to work commencement. Installer MUST check in with the on site management staff, PRIOR to work commencement. Tenant s signage installer is required to provide a copy of the signage permit (where applicable) and the installer s Certificate of Insurance to the General Manager. Tenant is responsible to secure all required local, state, and federal approvals, signage permits, signage final inspections, etc. Tenant is responsible to field verify all existing conditions as they relate to conformity of the Landlord s signage criteria. Tenant is responsible for all necessary final electrical connections. All work is to be performed by an electrician licensed in the state of Florida. Must meet all Federal, State and local electrical codes. Tenant s signage installer is required to coordinate and verify the signage placement with the Landlord s General Manager, prior to the start of the installation. All penetrations of the building structure must be sealed with a silicone sealant as specified in sign criteria to a watertight condition. Signage contractor shall protect all existing improvements during installation of signage. Tenant to use non corrosive fasteners. Electric signs shall be UL listed and have weep holes. No registered trademarks shall be installed on exposed signage surfaces. Prior to installation, placement of all window and door graphics/vinyls must be coordinated with Landlord s on site General Manager to assure conformity to existing mall standards. In the case of sign removal or relocation, the Tenant is responsible for EIFS/fascia repair. The Landlord s mandatory contractor MUST be used, and the repair must be done to the satisfaction of the on site management staff. The contact information for the mandatory contractor may be obtained from the General Manager. Upon completion of the sign installation, the sign contractor shall review the sign installation with the General Manager. Signs to have disconnect switches on sign (1 per circuit) and visible from ground. UL Labels to be visible from ground (1 per channel letter).
