POLICIES CHECK IN TIME: Check in time is 4:00 pm. CHECK-OUT TIME is 11 a.m. Remember, we have guests checking in after you. 1. DEPOSITS/CANCELLATIONS: Guest authorizes Granzin s to withdraw a security deposit in the amount of the first night stay from their credit card upon making reservation. Balance on room will be due in full 1 month prior to arrival and will be charged to the credit card on file unless other arrangements have been agreed upon. The security deposit will be refunded within 1 week after departure assuming no damages/violations occur. A $75 cancellation fee will be charged for any reservation cancelled anytime after booking. All cancellations must be received by midnight, 14 days prior to arrival date to avoid loss of entire deposit. 2. NO REFUNDS : For shortened stays; you must pay for what you book. Refunds will not be given for incidents beyond our control such as rowdy crowds, acts of god, etc. and disorderly conduct reported by Police or Neighbors ( NOTE: the Police Chief is a neighbor). NO REFUNDS because of Weather unless a mandatory evacuation is required by the local governmental authority. 3. NON-SMOKING: This property is a NON-SMOKING home. Any evidence of smoking (smell, ashes, etc.) in the property will result in a $300.00 fee. This fee will be immediately assessed to guest credit card which guest hereby approves. Smoking is permitted outside; however, please dispose of all smoking debris properly outside. 4. PETS: This property is a PET PROHIBITED home. If a pet is determined to have been on the property, then a $300.00 charge will automatically be charged to the Guest(s) credit card which guest hereby approves. There shall be no refund of this fee as pets are strictly prohibited.
5. OCCUPANCY AND INSPECTIONS: The maximum occupancy for Home is highly monitored. Granzin s or Housekeeping has the right to inspect the number of people in your party. Only registered guests may occupy the property. Any party exceeding the maximum occupancy is reason for eviction without reimbursement of rents and deposits. 6. POOL: Lifeguards are not in attendance. Children under the age of 14 are NOT allowed in the pool, unless accompanied by an adult. ANYONE WHO CANNOT SWIM IS NOT ALLOWED IN THE POOL. Large rafts are not permitted in the pool. No cigarette smoking in pool or Pool area. The swimming pool closes at 11 pm. No Glass containers in Pool or pool area. Please no playing around with pool equipment. 7. DOORS: Please note: if the front door, window or garage door are open at the same time, a severe suction forms causing the doors to slam shut violently. Please avoid this condition. 8. A/C & REFRIGERATORS: A/C Is monitored, Please do not turn A/C units below 70º, as such will cause the unit to freeze and you will be charged for a maintenance call. House is equipped with a dehumidifier Please do not adjusted from 55%. Adjusting the dehumidifier can cause the A/C to Freeze up. Do not overload the refrigerators with warm food and drinks. The refrigerator will not be able to cool fast enough to keep the contents from spoiling. Please do not flush any feminine products, grease, etc down the toilets. Plumbing issues caused by these problems will be charged back to the guest which guest hereby approves. 9. PATIOS/BALCONY and ENTRY AREAS: Patios, balconies and entry areas must be kept free from items that could be a hazard. Guest shall not store any combustibles on premises (i.e., Gasoline, lighter fluid, etc.) Please, do not hang towels over balcony railings. For safety reasons, balcony loads should not exceed room occupancy and NO horse play on the balcony. Exceeding the maximum occupancy on balcony will result in eviction without refund. 10. GRILLING: NO GRILLING IS allowed on the patio/balconies/carports. Grilling is permitted in the pool area which we have installed or yard using a commercially made grill. 11. PARKING: We have parking for 4 oversized vehicles. For trailers and boats, We have additional parking at the rear of the property. For everything else we have street parking. 12. NOISE ORDINANCE: At 10 p.m All music and loud noise must be turned down by this time. Nudity, profanity, and excessive noise will result in eviction without refund. 13. GUESTS: Guests are responsible for their own proper conduct and of all guests, including the responsibility for understanding and observing all policies and rules. Guests must comply
with governmental ordinances, rules, regulations and laws of the city, state and nation. Any violation of said laws may be grounds for termination of the lease, eviction or removal and may include forfeiture of any and all deposits. 14. RESPONSIBLE PARTY TO BE 25 YEARS OF AGE OR OLDER: Each guest group must be under the direction and control of a Responsible Party who is 25 years of age or older (typically the person named in the reservation). This Responsible Party must occupy the property during the entire reservation time period. All additional guests occupying the property must be 25 years of age or older or be accompanied by a parent/legal guardian or be subject to the direction and control of the Responsible Party. Granzin s reserves the right to identify and evict anyone who is not in compliance with this regulation. The Responsible Party shall be responsible for all charges: including violations, lockout fees, damages caused to unit, buildings, pool, etc. Bachelor/bachelorette parties are strictly prohibited. 15. SAFETY: Safety and security is the sole responsibility of the Guest. Owner(s) or its agent assume no responsibility or liability for the safety or security of the guests, or for injury caused by the criminal acts of other persons. If a disturbance should arise during your stay, contact the Port Aransas Police Department at 911 or 361-749-6241. Guests should ensure that all doors and windows are locked at all times, and guest must immediately notify Granzin s (Maintenance) if any locks become inoperative. DEPARTURE: Upon departure, please load/start dishwasher and take all trash to dumpsters and/or outside trash containers, turn off all appliances, lights, and make sure all doors are locked by pushing 1. If you have moved any furniture around please be sure to place things back the way you found them, failure to do so will result in a $75 charge. A full written inventory and/or videotape has been taken of the property prior to your arrival. Housekeeping will conduct an inspection upon your departure. Excessive cleaning and/or trash removal will result in additional cleaning charges. Responsible Party authorizes Granzin s to charge credit card in the event that any damages or missing items. Owner or Owner s Agent may enter the premises to inspect same or perform maintenance. Guests shall leave the property in good and habitable condition. Any damages or notable conditions found upon arrival must be reported to the Property Owner(s) within one (1) hour of Occupancy. I understand the property will be inspected prior to my (our) stay and after I/We depart. Guest agrees that repair costs for any damages caused by Guest or their party that occur during the reservation shall be charged to Guest s credit card on file, for which Guest hereby approves. Please be advised that the property you are renting contains inherently dangerous natural conditions associated with the location.
By signing this document, you understand and freely agree that you are responsible to inform your entire party and guests that the owner, leasing agents, and their agents accept no responsibility for any accident, injury, or death that occurs on the premises.
