Do you wonder why new schools, strip centers, fire stations, roads and other venues are popping up all around us? Have you seen the Creekside resort? The water park? The YMCA? You probably already know that Exxon Mobil is moving their headquarters to The Woodlands. Real estate agents are heavily marketing Creekside Village to out of state Exxon employees and potential new employees that will want to live in our area. The executives will likely want to live in The Woodlands and Augusta Pines and Haven Lake. Not everyone will be able to afford homes in those areas and will be looking to buy homes in the price range of Londonderry, Wimbledon County and Northampton. What does this mean to you? What does this mean to Londonderry? With an influx of people wanting to buy homes in our area, in our price range, it could mean a great deal. If you are thinking about selling your home in the next few years it could be a great advantage. A home in Londonderry recently sold for over $300,000. Others are selling in the $200 s and many homes that were only worth $110K are now appraising for $170K and higher. It could mean several thousand extra dollars in your pocket. Many people rent out their home to supplement their retirement incomes. Our property values could potentially continue skyrocket EXCEPT: Many homeowners are simply not taking care of their properties. They don t maintain the lawns, trash cans are in front of 1/2 of the houses, basketball goals are in the streets and on the lawns, junk and toys are piled along fence rows and on porches, and things like rope swings hanging from trees in front yards, BBQ pits and trailers full of junk and construction debris are parked on the streets and in driveways. I challenge you to drive through your neighborhood and REALLY LOOK. Count the trash cans. Count the unkempt yards. Continued on page 9...

Page 2 Minutes of the Meeting of the LHOA Board of Directors April 14, 2015 Meeting called to order 7:45 PM Attendees: Robert Downey, Paul Engdorf, Karen Seale, TC Munoz, Valarie Jones, Becky Lawson, Amy Rush, and Patrick Turner. The minutes of the March Board of Directors meeting were read and approved. Treasurer s Report: Presented and approved. Late fee invoices have been mailed along with statements. Several homeowners have paid as a result. Collection letters have gone out to homeowners who still have not paid. They have been offered payment plan agreements that should clear up outstanding A/R balances. A very special thank you to Karen for all her help in putting these letters together. I couldn t have done it without her. I will begin using a new e- mail address treasurer.lhoa@gmail.com. As of 3/31/15 Checking account balance $ 78,538.84 Savings account balance 124,675.50 Checking account #2 balance 280.44 Total cash assets $ 203,494.78 Total Expenses for March = $30,737.22 (capital improvements in clubhouse, new wallto-wall tile, paint, staining of beams, new bathroom partitions for stalls, etc.) Committee Reports: Audit Report - 2014 HOA records are currently at CPA s office for yearly review. Club House - The clubhouse renovations are almost complete. New flooring, paint, staining of the beam are completed. Partitions/stalls for bathrooms are on order. Page 3 Children s Committee: Spring Fling was a success! End of year pool party planned. ACC Committee: Requests for driveway, shed, and paint job. All three approved. Deeds: Several residents have been turned over to the lawyer for non-compliance. Old Business: Pool bands for the 2015 pool season have arrived and are being handed out. Please pick up your bands from the pool. There will be no at-your-door service this year. New Business: Board voted to make $50 donations to Erica and Cameron Beard s scout troops to thank them for their help moving contents of clubhouse around during the renovations. Board voted to have an Open House for residents after the renovations are completed. Pool Hours to be adjusted on Pool contract pending acceptance. There are three extra pool days this summer due to school schedule. Last year s attendance records were studied and pool hours reflect attendance records in order to save the HOA money. Hours can be modified as needed. Cameron Beard presented his proposal for his Eagle Scout Project. He is going to repair the white fence at the back of the property and do some shrub and tree planting and beautification in the area around the pond. The board voted to aid in the project by splitting the cost of the materials needed with the MUD. More information will be made available as plans progress. Meeting adjourned at 8:15 PM www.londonderryhomeowners.com LEGAL NOTICE RE: CCR VIOLATIONS Due to the inordinate amount of DEEDS VIOLATIONS in Londonderry, residents will now get ONE LETTER OF VIOLATION from the LHOA. If violations are not remedied within a reasonable amount of time, subsequent letters will be issued from the attorney, followed by an invoice for legal fees. The first letter is billed at $130. The second letter from the attorney is billed at $180. Additional letters are billed on an increasing scale. Failure to pay legal fees will result a lien being placed on your property. There is a $100 Lien Filing Fee and a $100 Release of Lien Fee. While it is neither the intention nor the desire of the LHOA to cause property owners expense or inconvenience, it is the responsibility of the Association to enforce the Covenants, Conditions and Restrictions (CCR s) for the benefit of all property owners. ARTICLE CONTINUED FROM COVER PAGE Page 9 If you were a potential buyer would you want to live here? Would YOU pay TOP DOLLAR for a home in Londonderry the way she looks right now? I wouldn t!! The LHOA Board has worked very hard over the past 3 years to renovate and upgrade many of our amenities. Improvements have been made to the pool, the playground and the tennis courts. The clubhouse has recently undergone a complete renovation with beautiful new floors and fresh paint. More amenities will soon be added to the kitchen. I would like to encourage you to take a few minutes to scrutinize your home for curb appeal. Do you need to edge, trim your shrubs, weed eat around your flower beds, add new mulch, remove dead plants? Are there trash, debris and junk stacked around the perimeter of your lot? Is there debris on your roof and in your gutters? Do you need to relocate your trash bins to the backyard or inside the garage so they are out of site on non-trash collection days? Is there a basketball goal near the street or on your grass? Are there toys and household furniture on your porch? These are all things that make a big difference in our curb appeal and basically COST YOU NOTHING, just a little elbow grease.
