A Comparative Market Analysis (CMA) will be prepared to achieve the maximum selling price for your home in the shortest period of time. The Comparative Market Analysis is divided into three categories: 1. Homes that are actively for sale. 2. Homes that are pending for sale. 3. Homes that were recently sold. The Comparative Market Analysis compares a property to other similar homes in the neighborhood that are currently on the market or sold in the last six months. 6 Positioning Your Home to be in not just on the market the market A house can be listed but not generating showings, wrong kind of showings, or no offers. Priced too high means fewer showings, price reductions and more time on the market. the market A house that is priced right will appeal to more buyers and compete successfully against other active properties in its price range. It will generate more showings followed by more offers. A house that is in the market has a better chance of getting sold.

8 6 Dangers of Overpricing 1. Less-Qualified Buyer Exposure Overpriced houses fail to attract qualified buyers. 2. Fewer Offers When the difference between asking price and market price is substantial, prospective buyers are discouraged from making offers. 3. Decline in Showings Sales people avoid showing overpriced houses so they won t lose creditablity with buyers. If they do show overpriced homes, the intent likely is to compare it with correctly priced homes in the neighborhood rather than present it as a good option to buy. 4. Limits Financing Financial institutions and mortage companies finance only a percentage of the real value of the house. Overpricing may result in financing at a lower percentage, thus reducing the available funds for the buyer. Or the property won t appraise resulting in a loss of the sale and valuable time. 5. Less Money for Seller As interest in overpriced property declines, then sellers become desperate and end up selling at a tically reduced price. The property has spent more time on the market. 6. Decline in Sales Person Enthusiasm and Response Sales people lose interest in a property that is overpriced. They do not spend as much time in showing the house as they would if it were priced right.

10 Preparing Your Home Preparing your home for sale can make a big difference in the time it takes to get it sold. You can eliminate buyer objections before they occur by making needed improvements and repairs, some of which are listed below: Exterior Enhancements and Curb Appeal Touch up with fresh paint as needed. Clean entrance area and walkway Keep lawn cut and neatly trimmed Trim shrubbery and replace dead plants with fresh ones. Plant grass seed where needed to make property look well taken care of. Have windows cleaned inside and out Repair loose trim, fencing and drain pipes. Make sure exterior lighting is in good condition.

11 Interior Details Get rid of the clutter - very important Each room should be inviting, clutter-free and clean. Less is more when it comes to staging your property. Put away all the extra items so that the potential buyers can visualize their own furnishings in your home. Replace and clean carpets as needed A fresh coat of neutral paint in all rooms of the home can make a big difference. Make sure all light fixtures are in working order. Mop or vacuum all rooms in the home Clean carpets and draperies Appliances should be clean and in working condition

12 3 Benefits of a Pre-Sale Home Inspection 1. Provides the Seller with fewer surprises 2. Puts Seller in a stronger negotiating position, defects discovered later can cost more 3. By getting a pre-sale inspection you are limiting any future liability for the property.

13 4 More important things... 1. Have a Termite Inspection done at listing. If repairs are required, the Termite company can make the those repairs, and provide a clear termite report. 2. Handyman repairs and small fix-it projects should also be done ahead of time. 3. Have heating and air conditioning units and filters serviced or checked and have reports available. 4. Secure your valuables.
