Market Appraisal Our advice starts with an appraisal of your property, undertaken by a knowledgeable local Lettings Manager. Advice Our Property Lettings Manager will advise on the local market, and will also be able to give guidance on any areas of works that may be required so as to ensure your property is ready to let and is fully compliant with the ever changing housing regulations. Marketing Once you have decided to let your property with McLean Forth, we will take photos of the property and have adverts added to our website as well as to other major letting portals, such as Zoopla, Rightmove and LettingWeb, which ensures your property gets coverage to a national and international audience. Where appropriate we can also arrange a To Let Board at your property which ensures we have the local audience covered too. Finally we will alert the availability of your property to any potential tenants who have registered on our database as looking for similar property in your area. our top services Our Services FULL MANAGEMENT We offer our clients a range of services FULL MANAGEMENT INCLUDING MARKETING, TENANT FIND AND PROPERTY MANAGEMENT TENANT FIND ONLY Under our Full Management Service we can provide swift and cost-effective solutions to maintenance issues that may arise during a tenancy. The service includes: Marketing Prepare property details including photographs Organise EPC (Energy Performance Certificate) to be carried out in accordance with pre-marketing statutory requirements Advertise on our website and on national portals for wide internet exposure Erect To Let board if required Contact prospective tenants, local corporate HR contacts and Relocation Agents as deemed appropriate Conduct accompanied viewings Meet and interview prospective tenants Negotiate lease terms on behalf of landlords. Move In Process Obtain references through an independent referencing company including employment, previous landlords, credit check and electoral registration Working with our tenant reference supplier provide a rent guarantee for the first six months of the tenancy Arrange cleaning, gardening, and other works as appropriate Arrange pre-tenancy property conformity regulations are met, including but not restricted to Landlord s Gas Safety certificate EICR (Electrical Installation Condition Report) Hard-wired smoke alarms and heat detector Portable Appliance Testing Prepare legal documentation: AT5, Statutory Notice, Lease, Tenant Information Pack, for signature Arrange an independent inventory and check-in Transfer Council Tax and Utility services into the tenant s name and have final accounts settled on landlord s behalf Register security deposit with the Tenancy Deposit Scheme. 6 7
FULL MANAGEMENT DURING THE TENANCY Our Services TENANT FIND ONLY Rent Collection Collect all monthly rental payments into our account Electronically pay all landlords the net rental promptly on receipt of payment Pursue rent arrears Provide monthly account statements Provide annual statements to assist with tax returns, on request For Overseas landlords, we will comply and give guidance on the HMRC Non Resident Landlord Scheme. Tenancy Inspections Visit and inspect the property between 3 & 4 months after the tenancy start date and periodically thereafter. Produce an inspection report for the landlord, with photos, reporting any issues of concern and flagging up any future potential maintenance. Renewals Seek instructions from landlord and tenant for renewal beyond initial tenancy term Prepare renewal documents as appropriate On request obtain extended rent guarantee for landlord Review rent levels. Repairs & Maintenance We agree in advance the level of maintenance required and any specialist contractors the landlord may want us to use Obtain quotes for work where necessary Manage repairs to the property Obtain agreement for works in excess of an agreed amount Inspect works on completion and report to landlord Settle contractors bills from rent received or from advance payment Advise on property refurbishment and enhancement. End of Tenancy Prepare to remarket the property for the landlord Arrange check out with the independent inventory company and provide check out report to landlord and tenant Agree between landlord and tenant any works to be carried out Apply to recoup relevant expenditure from the Tenancy Deposit Scheme Transfer Council Tax and Utility services with closing meter readings back into the name of the Landlord Prepare supporting documentation for disputed deposit deductions for Tenancy Deposit Scheme Arrange for reimbursement of remaining deposits. our charges Full Management Monthly management fee: We offer a competitive rate set at a percentage of the monthly rent level. Your rate will be agreed in discussion with your local Property Lettings Manager and deducted from rent received. Registration Fee: 175+ VAT at the commencement of the first tenancy and 95+ VAT for any subsequent tenancies. Tenant Referencing and 6 Month Rent Guarantee: From 55 per tenant and guarantor as required. Marketing: 85+ VAT. Inventory and Check-in: Scale of charges from 1 bedroom 48 to 6 bed 105. Renewals/Extensions: We make no charge for renewals of tenancy to an existing tenant. Managing a Void Property: We do not charge during void periods. Tenant Find One off fee Generally equivalent to a month s rent + VAT. Inventory and Check-in: Scale of charges from 1 Bedroom 48 to 6 bed 105. Project Management To Obtain HMO Licence: 250+VAT for new applications and 175+ VAT for renewals. Insurance Claims, Repair Claims Against Adjoining Owners, Refurbishment Projects; Priced on a case by case basis. Hourly Rate for Professional Services: 35+VAT per hour. Please note, these prices are correct at time of publication. EST. 1992 compliance under the spotlight Energy Performance Certificate (EPC) which all properties must have before advertising. Valid for 10 years. This may be contained within a Home report for the property. Prices vary. Electrical Installations Condition Report (EICR) which all properties require for any new tenancy from 1 December 2015. Valid for 5 years. Prices vary. Landlord Registration with the local authority.
