Tenants Your Perfect Tenants Different properties will appeal to different people, so it is important to understand the type of tenants who may be interested in your property. In the majority of cases we find you professional working tenants, who have to meet a certain criteria. However some landlords may decide the guaranteed rent contract from our housing association partners is the right fit. Tenant Referencing As part of our tenant referencing procedure, we will carry out a credit check, right to rent and photographic ID checks, confirm employment and income, obtain copies of bank statements and a previous landlord reference (if applicable) on each individual tenant. We know from experience that successful rentals always start with a good quality tenant. Contract and Deposit Our tenancy agreements have been prepared by a legal advisory team to ensure they are current and up to date with any legislation changes. We register your tenants deposit as required by law with the TDS (Tenancy Deposit Scheme). We are Client Money Protected and our client accounts are audited on an annual basis to ensure we comply. Right to Rent Checks Under the right to rent checks, it is the landlords responsibility for carrying out these checks or they could be liable for fines of up to 3000 per tenant or face imprisonment. The landlord passes the obligation over to us as part of our written agreement and we carry out the necessary checks ensuring we check all identity documents for all new tenants and take copies of the relevant or available documents. 3

Regulated and Compliant The property lettings industry is moving rapidly with new regulations and changes in the law. We are part of the NAFA and ARLA to give you the peace of mind that your property is compliant and ensuring you are given adequate notice of any changes that may impact 4

Property Management Property Management Team Our property management team aim is to ensure we provide not only the highest level of service to the Landlord, but also to make sure that we have the knowledge and ability to deal with any of the many issues that may arise during the tenancy term. Management is a specialist field often forgotten by letting agents. Rent Collection We will monitor each of your tenants rental payments to ensure the agreed rent is received on time. However, if the rent is paid late our Property Managers work to a robust structure that aims to deal with arrears in a way that gets them paid before they get out of hand. In most cases we manage to achieve this without the need for any further legal action. Inspections We carry out regular property visits to ensure that the tenants are taking reasonable care of the property and furnishings. We will make up to three property visits per annum. Once we have attended, we send a report to the landlord with any issues raised and the current condition of the property. 24/7 Emergency Line Not all emergencies take place between working hours. We offer as part of our management, an out of hours emergency service for tenants should the need arise. This service ensures that issues are dealt with quickly to minimise any potential damage to your property. 6

Safety Certificates The complex legislation surrounding safety in private rented properties has changed considerably in the past few years. Every property that we manage is different, and so requirements to comply with legislation can vary from property to property, we ensure that all the certification for the property in kept up to date. Maintenance Our property maintenance team is on hand to deal with any maintenance issues that your tenant may have. We will always contact you before we make any decisions on repairs unless it becomes an emergency. We have our own maintenance contractors or we can use a tradesman of your choice. Rent Guarantee and Legal Insurance While we take every precaution to rent to only reliable tenants, their circumstances can sometimes change outside their control. When this happens, it is natural to be sympathetic, but also important to ensure you still receive the rental income to cover your mortgage and outgoings. As part of our rent collection and management service we provide all landlords with a Rent Guarantee and Legal Protection Insurance policy as a precaution (subject to terms and conditions). Landlord Portal This service is simple, secure and convenient, and allows landlords and tenants access to their records 24/7. Our landlords can login to their rental accounts and feel more in control of their documents, such as gas and electrical safety certificates, EPCs, property inspection reports and invoices.
