DESCRIPTION Barn Cottage is found in one of the most desirable areas of Cornwall, in the hinterland of Padstow and close to the sandy surfing Constantine Bay beach. It is also within only about half a mile of Trevose Golf and Country Club and it is just a little further to a plethora of other beaches and wonderful walks around Trevose Headland.
3 The property has been dramatically extended and renovated by our clients with the remodelling of the original small semi-detached cottage brining its focus around to the side where it overlooks its own garden. The most prominent of new features is a two storey high Carpenter Oak oak framed, mostly glazed, vaulted ceilinged reception hall which acts as so much more, helping to fill the cottage with light. The oak and glass element has also been used on the front of a detached building which provides an additional third double bedroom with en-suite shower room and is perfect for guests. Both of the buildings display exceptional cut stonework to their exteriors and this is continued in the first floor sitting room with a stone wall behind the woodburning stove punctuated with two windows, one of which is internal and looks down into the reception hall. Also at first floor level is a spacious kitchen/dining room with bespoke units under composite worktops with larger painted wood boarded cupboards providing a larder, concealed utility area, general storage and a concealed fridge and freezer. The theme of painted wood boarding is continued into the ground floor inner hall and bedrooms whilst all of the three bath or shower rooms are stunningly appointed and very tasteful. The cottage enjoys a surprisingly high degree of privacy in its south east facing garden with slate terraces wrapping around the buildings and dividing them from a small lawn. To the front is off-road parking for 2-3 cars and there is further parking in front of an attached single garage which is then itself attached to garaging own by a neighbour. To the rear of the detached bedroomed suite is a boiler/store room large enough to house bikes, surfboards and to dry wetsuits. The outside space provides convenience, a picturesque and private garden with sunny aspect but is also easily maintained for those looking to use Barn Cottage as a second home or holiday rental property. Properties of this calibre very rarely come to the market, especially in such an acutely desirable location with some of the most valuable homes in Cornwall being found within a radius of 1 mile. Barn Cottage must be internally viewed to fully appreciate the specification, design touches and style throughout and should a new owner wish to then they may also purchase the contents by separate negotiation.
4 LOCATION Towan is between the villages of St Merryn and Constantine Bay. It is only a mile from the house to Constantine Bay beach which is flanked by the further beaches at Booby s Bay and Treyarnon Bay. These three beaches are excellent for surfing and have many small coves and rock pools ideal for sunbathing and children to play. Less than 2 miles away are Harlyn Bay and Mother Ivey s Bay beaches which are more sheltered from the prevailing westerly swells making them ideal for swimming. This stretch of coastline is one of Cornwall s most popular and least spoilt with rugged headlands protruding between the beaches all linked by the South West Coast Path which meanders along the entire coastline of Cornwall with nearby beautiful walks including around Trevose Head and Stepper Point at the mouth of the Camel Estuary. The Camel Estuary is also within only a few miles and offers sheltered waters ideal for sailing, kayaking, waterskiing and in more breezy conditions, windsurfing and kite surfing. About half a mile away is Trevose Golf and Country Club which has a championship standard course and there are many other activities in the local area.
5 Between them Constantine Bay and St Merryn offer a range of day to day facilities and the nearby town of Padstow has many others including a supermarket. Padstow has become famous in recent years due to Rick Stein s seafood television programmes and the town has flourished with restaurants, cafés and artisan shops throughout its narrow streets and around the harbourside. A little further along the coast to the south is Mawgan Porth and the Scarlet Hotel and Spa and beyond this is Jamie Oliver s Fifteen restaurant at Watergate Bay. On the opposite side of the Camel Estuary is the upmarket resort village of Rock which has a further range of shops and the St Enodoc Golf course which has a Michelin stared restaurant. Wadebridge is the largest town in the area and has a sports centre and cinema as well as being on the Camel bicycle trail which runs from Padstow to Bodmin Moor. The nearest mainline train station is at Bodmin Parkway and road access to the area is good via either the Atlantic Highway or the main A30 dual carriageway which links to the motorway network at Exeter. Only a few miles to the south is Newquay Airport at St Mawgan which offers internal and international flights including a regular service to Gatwick.
