The Census form delivered with Newsletter and mailed to residents who did not complete form. The form is mandatory every year and fines charged to residents that do not complete. The board adopted a Resolution and a $25 fine will charge to maintenance accounts of the incompliant. Annual Election Welcomes New Board Members And Winner Of Raffle We held the annual election at the 2017 Annual Meeting to fill 3 Board positions. Two current Board members, Chris Papartys was re-elected as Secretary and Elisabeth McConville was reelected as Treasurer. We also welcome a new Board member, Anne Newkirk. For the newly vacant position on the Board, an appointee has been selected. Further information will be available in next month s newsletter. We would like to thank our prior board member Chris Wynkoop for all his help volunteering time to our board as he resigned from the board. We have a winner for the Annual Election raffle and the lucky winner is Scott Edwards unit 2911 Lindsley Road. We are so happy for them and hope they enjoy. The winner will receive one month of maintenance fees paid. Fire 3202 Update We are underway with the rebuilding of the unit damaged by fire and Accurate Construction whom the board has hired has obtained permits. The trusses are currently being ordered and manufactured. When delivered they will be approved by Bridgewater Township and will be completely restored shortly after. Accurate Construction is known for their expertise in fire reconstruction jobs. Tom the owner is an expert negotiator with insurance companies with many years experience. His company mainly does fire reconstruction and specializes in Townhome/Condo homes. Preventive Home Maintenance Tips Verizon Fios Heads To Vanderhaven Farm We are happy to announce that Verizon Fios is currently here at our community. Over the next month, Verizon and their engineers will be on site preparing the outside of the townhouses and condo buildings for install. The outside setup which is normally a fee will be waived for our development. Every unit will be equipped for use. You are not required to purchase Fios but discounts will be given to residents during a special sign up event in the near future at the clubhouse. Recently a resident had a flood in downstairs condo unit due to washing machine they had a rubber hose line connected to the back. We recommend you change your hose to a stainless steel braided hose to help prevent water damage in your unit. Below is article I ran in newsletter prior and I ask you check these items at this time. Replace toilet supply line Replace washer supply line hot and cold water Just by replacing these two small items, you may prevent pipes from bursting and prevent water damage to your unit. This could save you a tremendous amount of money by this small replacement cost. Replacing with stainless steel braided hoses is most effective to prevent water damage. Remember to change your filter on your furnace every 3 months. Have your furnace serviced by a licensed contractor every year. Preventive maintenance will help keep your furnace maintained and working properly. Let s Start Preparing For Inspection Every 4-5 years the New Jersey Department of Community Affairs visits our site for an inspection. The inspection is state required being mandated and enforced by NJDCA. NJDCA come thru to inspect and fines units for non-compliance. I would just like to start preparing you as a homeowner for this inspection. Please check your smoke detector and carbon monoxide detector for fresh batteries and make sure it is installed properly. Make sure you have a number on your front door and it is secured properly. If you have a gas grill make sure it is 5 ft from any combustible area. Combustible area means items that are flammable from a grill being too close such as siding unit, soffit over hang, wood trim around patio, wood fencing and the Vanderhaven Farm new vinyl fences. Please use a tape measure for accuracy. Playground Slide We received and installed the new playground slide. The playground has been re-opened. We hope you enjoy the new slide! 4 Pet Fines Fall is approaching with leaves on the ground be careful of stepping in pet waste. We encourage residents if you see someone not picking up after their pet to speak to Property Manager. We will charge a $150 fine as we do not tolerate not picking up after your pet. It is a responsibility of a pet owner and a health hazard to our community to not pick up after a pet. Fall Back 2017 In 2017 Daylight Savings Time to Fall Back will fall on Sunday, November 5th. When local daylight time is about to reach Sunday, November 5, 2017, 2:00 am clocks are turned backward 1 hour to Sunday, November 5, 2017, 1:00am local standard time instead. Sunrise and sunset will be about 1 hour earlier on Nov 5, 2017 than the day before. There will be more light in the morning.
Recycling Recycling pickup dates for October: Wednesdays 10/4 & 10/18 Recycling pickup dates for November: Wednesdays 11/1, 11/15 & 11/29 Condo Stairs Replacement We hired Snyder Stairs to build and install (5) sets of Condo Stairs. The new stairs are located at building 24 front and back, building 23 front, building 22 back right and building 21 back. Maintenance will stain the stairs in the next few weeks. PSEG Just a reminder PSEG selects a few units every month to change out the meters. You will or have already received a letter from PSEG, this is a homeowner responsibility. You must call PSEG to schedule an appointment. For Townhouse owners the gas meter is located on back of patio where the green pipe is located. For Condominium units only you must schedule an appointment during normal business hours, as PSEG will need access to utility closet on side of building. They must come into the office and sign in. Property Manager will give the PSEG technician the code for the lockbox to obtain utility key. We are not here on the weekends to register the PSEG technician and this is not an emergency. Structural Changes No resident is allowed to change the structure of his or her unit. The trusses in the attic are not to be changed or altered in any way. Attic stairs are not to be added and you do not have permission to cut the trusses. Storage is not allowed in Condo / Townhome units in the State of New Jersey. If you have made changes without permission please contact the office as soon as possible to avoid fines. Modifications Windows, slider door, storm door, deck installation, patio, patio alterations, Dish TV All modifications must have an application approved by the Board of Trustees. You may download an application from the website at VanderhavenFarm.com go to forms. All contractors must be licensed and have a certificate of liability turned into the Property Manager. A sketch and description of materials being used must be submitted with application and certificate of insurance as well. The Board approves all modifications at the meeting held once a month on the third Thursday. All windows must have uniform grids and all doors must match color. Forms must be submitted one week before board meeting. Parking Sticker Registration Please remember if you purchase a new vehicle, it is your responsibility to come to the clubhouse office and register the vehicle. Make sure to bring your license, registration and insurance card. The Property Manager will give you a form to fill out or you may obtain a form on the Vanderhavenfarm.com website under forms. I will issue you a new sticker that you will place on the backside of your vehicle s rear view mirror. I have been currently walking the property and checking for vehicles with no Vanderhaven Farm Sticker on the backside of the rear view mirror. We will be towing vehicles that do not have the Vanderhaven Farm Sticker. Please make sure to come in to the office to register your vehicle. Remember if you change your vehicle you must come to office to register. I am here until 6 PM on Thursday night if you need to stop after work hours. Clubhouse Rentals Hosting a Party for a holiday, birthday or an event Why not rent our Clubhouse? We have a 40-person occupancy allowed by the township and no alcohol is allowed due to insurance purposes. Continued on page 6 5
Continued from page 5 Clubhouse rentals must be scheduled 1 week in advance for a party. We must have a completed application filled out with (2) checks: (1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm. When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. EMERGENCY SERVICE Reminders ¾ We have been issuing fines for violations such as not picking up after your pet, plastic garbage bags ground, attached hanging items to house, and various violations. Please remember cash is not accepted at the Clubhouse. ¾ Hoses Must be neatly wound up or on a hose caddy from April 1st through October 31st. Hoses must be stored inside from November 1st through March 31st. No hose reel is to be attached to any portion of the building or privacy fence. Also, please be sure to winterize your exterior spigot by November 1st to prevent the possibility of freezing. ¾ Furnace- Change the filter on furnace every 3 months. ¾ Grills- Take tape measure make sure grill is 5 ft. from any combustible area (fence and building). I will be inspecting grills please make sure it is in compliance. ¾ Smoke Detectors/Carbon Monoxide Detectors must be working with good working batteries. ¾ Trash- Dumpsters are for condominiums only.
