Welcome Home! The Central Park Condo Owners Association would like to extend a heartfelt welcome to you. If you are just moving to our great community we have some valuable information to share. We all want our homes to be as comfortable and pleasurable as possible. Thank you for choosing this beautiful community as your new home! Whether you are an owner or a renter we welcome you to the community! Below are a few references to the documents. Below each paragraph is a reference to the section and page # in your document book where the item is located in more detail. Please refer to your documents for full rules/bylaws. If you have any questions contact the association office. Central Park is a Neighborhood Watch Community!! A Air Conditioner Operation To set your air conditioner, switch to Auto and Cool. Do not set to On as this will operate the fan and bring hot air from the outside into your apartment. To conserve energy set your air conditioner to 78 degrees and close all blinds. If the outside temperature is 100 degrees, your unit will only cool to 80 degrees. Setting your A/C unit to 60 degrees will result in a very expensive energy bill and possibly freeze up your air conditioner unit. You should replace your units filter monthly. Assessment Fees Assessment fees are required to be at Community Management Professionals by the 20th of every month. After the 20th a late fee of $25.00 or 5% of balance owed-whatever is greater. 18% (or the highest allowable by law) will be charged to all past due amounts after 20 days. Assessment fees can be paid online at community-mgmt.com or centalparkorlando.com; you must have your account number. Declaration of condominium page #30 section B C Clubhouse The clubhouse is available to rent for private functions. The charge is $75.00 with an additional refundable $275.00 deposit. Stop by the Association office for more information. An owner or resident with a current lease approval may reserve the space in writing 10 days or more prior to the event and will accept responsibility for their group. The owner cannot be delinquent in their assessments. The rules and regulations set forth for use of the clubhouse for private events will be presented to the owner prior to accepting a monetary deposit. Condominium Documents 2
You may purchase a copy of the Declaration of Condominium documents online at http://www.community-mgmt.com/ Common Areas Everything outside of the condo unit is considered a common area or limited common area. What this means is every owner/renter has access and right to use all the common areas. All common areas must be kept clean and uncluttered. Each owner may tastefully decorate patios & doorsteps, but must maintain and keep it clean. Permanent changes are not allowed to common areas. Landscaping changes/additions must be approved by the Board of Directors. If changes (w/board permission) are made the upkeep then becomes the responsibility of the owner that made changes. Be a conscientious neighbor and keep pet excrement picked up at all times. Children should be accompanied by an adult in common areas. In order to keep our children safe, parents are asked to discourage children s activities that would interfere with the enjoyment of life or safety of residents in the community with such activities as; but not limited to: noisy play, running up and down stairwells, climbing of any kind, skateboarding, rollerblading, bike riding or playing ball in the streets. Courtesy Officer (Security) Courtesy Officer Cell Phone: 407-235-5262. We do have a Courtesy Officer on the property at off hours. Courtesy Officers have a cell phone if you need to reach them for assistance with community issues or disturbances such as noise and/or antisocial behavior. Call 911 for suspicious activity. A neighborhood watch captain is assigned to each building and will knock on your door and ask you to add your phone number to a phone chain with your neighbors. If you wish to become a neighborhood captain, come to the office. If you see something says something. Be aware that the public school buses pick up and drop off our school age residents at the front gate where the office is located. The community speed limit is 10 mph and should be observed at all times. Note: Please call 911 for ALL Police, Fire, or Medical emergencies, and suspicious activity. If you see something say something. Crime Free Multi-Housing Program All owners are required to conduct criminal background checks on all tenants over the age of eighteen (18) and provide proof to the Association office, and have their tenants sign the Crime Free Lease Addendum. Faxing The office fax number is 407-296-2827. There is a charge of 50 cents per page for all outbound faxes. Received faxes must be picked up during regular office hours. Office photocopy is available and priced at 10 cents per page. Document copies are 50 cents per page. All fees will be due and collected at the time of service. F 3
Fines enforcing documents All owners/renters should consult the Bylaws in the governing documents when there are questions about rules or processes. Unfortunately situations arise when owners/renters do not follow the Documents. Central Park enforces with monetary fines. Fire If you have a fire, call 911 immediately. All units are required to have a fire extinguisher inside. If you feel you can safely use the extinguisher, do so. You are required to call 911 as it risks you and the condos around you. G Gate Access The side gates to our community are permanently closed for security reasons. The main gate is in front of the office and will normally be open during business hours until 6:30PM, Monday through Friday. At other times you may access the gate with your gate card. When guests come to visit, they need to use the main entrance by the office, look you up in the resident s directory and call you from the call box. To allow access to your guest press 9 on your phone pad. This will open the gate remotely and allow your guest to enter the community. H Heater Operation Set the thermostat to the desired temperature and set on Auto and Heat. If the system has not been used for some time you may notice a burning of dust off the heater element. After that subsides you should receive warm air. Note: Owner s may have changed or upgraded the A/C system in your unit. Please consult the owner directly for instructions. I Insurance Please keep in mind that the Association provides insurance only to cover the building not your personal belongings or damage that may result from fire, floods or any acts of nature. The exterior is the Associations responsibility, the interior is the Resident s responsibility and the content should be insured through renters insurance if you are leasing. If you have purchased, you should consider contents insurance which will cover not only your valuables but also your interior drywall. Condominium Insurance (HO6) is required for all owners, a copy of your Evidence of Insurance must be provided to the Association yearly. Declaration of condominium page #35 section F L Lease Approval All new and renewal leases must be approved by the Board of Directors, prior to the tenant moving in. Stop by the Association office for more information or visit www.centralparkorlando.com every year that a resident renews their lease; we must have an updated lease on file. NOTE: Resident ID cards and gate cards expire with the lease. Lighting 4

M Maintenance Responsibility The maintenance, repair, and replacement policies are defined by the recorded Master Deed and Bylaws for the condominium association with subsequent interpretation and policy established by the Board of Directors as appropriate. Declaration of condominium page #16 section A Management and Board of Directors The Central Park Board of Directors represents the condo community. The board is composed of volunteers that have full time jobs. There is a President, Vice President, Secretary, Treasurer and members at large. The meetings are held on the 3rd Monday of every month. The board implements the documents. We also have a manager that helps facilitate the Directors of the Board. The Manager at the association office can be reached at 407-299-4125. You will need to register your vehicles at our Association Office to receive your gate access card and parking pass. Your parking pass must be displayed on the driver s side of your windshield. Please do not block access to the gate key box at the gate when entering the property. If you do not have your gate card with you then you must pull to the right and allow others to access and open the gate. Declaration of condominium page #45 section J If you have a commercial vehicle with logos, writing on it, the writing must be covered up or it will be towed. There is a towing policy that the association strictly adheres to. Your car can be automatically towed for the following; 1. Parking on the grass. 2. Double parking (stay within the lines, and don t block other vehicles by parking behind them). 3. Unauthorized parking in a handicap space. 5
NOTE: Vehicles may receive a 24 hour tag for reasons such as: a vehicle not properly being registered, does not move for 14 days, has an expired tag or is inoperable. If your vehicle is towed, please contact Black Jack towing 407-957-2221. Patios and Balconies Do not use these areas as storage for old furniture, boxes, appliances, etc. Only patio related furniture and accessories are permitted. Pets enclosed on your balcony unattended are not allowed. This area must also be visible at all times. Screen shades must be white or off white and cannot enclose the balcony. Also, due to the Fire Department regulations, no barbecue grills are to be used anywhere on the property except as provided in the gazebo at the pool behind the office. Propane tanks cannot be stored in your building, patio or storage area. Declaration of condominium page #42 section E(i) Pets A Dog registration fee of $50.00 per dog, along with official letterhead from veterinarian of updated shots, type of breed, and photograph at time of registry must be presented atthe Association office. Dangerous dogs are prohibited in our community. You are allowed 2 animals to a unit. Please review the condo document s use restrictions for types of pets that are not permitted, etc. There is no dog walk area designated within this community. Please pick up after your pet and respect your neighbors. Failure to pick up after your dog could result in an automatic fine for each occurrence. All pets must be on a leash. Failure to do so could result in automatic in an automatic fine for each occurrence. Note: The Association has the power to levy automatic fines to residents who don t pick up after their pet, and/or whose pet is NOT on a leash. 1 st fine amount; $25, 2 nd fine amount $50.00, & 3 rd fine & violations after is $100.00. R Resident ID Cards All residents over the age of 12 years old will receive a Resident Identification Card. All occupants are required to carry this card with them at all times and prove their identity when using common amenities; including but not limited to pools, grill areas, tennis courts and the fitness center. Guest is limited to four (4) per household in pool/grill areas & two (2) guests per household while using the fitness center. Note: One must be 16 years old to be in the fitness center. S Storage Units Based on availability, storage units are available. The charges range from $15-$30 monthly. Contact the Association office for more information. 6
U Unit Keys At the request of the Associaton, each unit owner, by the acceptance of a deed to a unit, agrees to provide the Association with a key to the unit and the security alarm code, if any, to be used by the Association for maintenance, emergency, security, or safety purposes. Declaration of condominium page #59 section D. V Valet Trash Service Our valet trash service will pick up your garbage bags Monday through Friday mornings (before 5:00 a.m.). Please place tied garbage bags (limit 3 per day) outside your door either after 8:00PM but before 5:00 AM for Monday through Friday morning pick up. Do not leave trash outside during the day or over weekends or holidays or you are at risk of being fined by the Association. BOXES, SHOPPING BAGS, AND DOG POOP WILL NOT BE PICKED UP. The trash compactor is located between buildings 5980 and 5986. You are welcome to dispose on days when no valet service is available. Please respect this policy and your neighbors. Do not create a pest control or health issue by leaving garbage outside your unit or in common areas. Valet service will not be available on New Year s Day, Christmas Day, Thanksgiving Day, Memorial Day, Labor Day, and Independence Day. Note: The Association has the power to levy automatic fines to residents who leave trash out at anytime except for valet service mornings; Monday through Friday. Rates: $25.00 for each bag; $50.00 for any other items left within the common areas. $25.00 per man for large items requiring additional staff to remove. W Website All residents and owners are encouraged to visit our website. www.centralparkorlando.com. This welcome packet and the lease forms can be found here. Wi-Fi Wi-Fi is available in the clubhouse and first pool area. This service is open to all Central Park recognized (You must have your resident ID with you) owners and residents. NOTE: Wi-Fi is not a private line, and may be viewed by others. A full disclosure is available upon request or by visiting our website. Window Treatments Window treatments are not required; however, if window treatments are used, the color of all window treatments visible from outside the unit must be white or off-white.
