FOUNDATIONS AND STRUCTURE Foundations via piles and reinforced concrete slab. Reinforced concrete pile and piled wall structure, with reinforced concrete slabs in basement, ground floor, top floor and roof; and waffle slabs on the remainder of floors. ROOFING Flat roof with insulation and sloping slab over emerging access to roof. Sloping overhangs with earthenware finish. Non-slip earthenware finish on ground floor terraces over basement floor. 02 FAÇADE Façade cladding via natural stone facing in front walls and exposed brick walls on terraces and Northwest façade; glass railings on aluminium substructure, which grant the building a balanced combination of materials for a dynamic design. All façade enclosures include intermediate air chamber, thermal insulation and reinforced interior with gypsum plasterboards, for complete thermal and acoustic façade insulation. CARPENTRY AND GLAZING Thermally broken anodised and/or lacquered aluminium frames, monoblock and tilt and turn windows, except for balcony doors in living rooms, which will be sliding. Climalit-type double glazing for greater energy efficiency, enhanced comfort and improved performance within thermal envelopes in the building. Aluminium roll-up shutters incorporated into the joinery.

INTERIOR PARTITION WALLS AND INSULATION Separation between apartments via gypsum plasterboards and acoustic insulation. Separation between apartments and common areas via brick wall and gypsum partition wall with insulation. INTERIOR JOINERY Reinforced front door with a 3-point anchor security lock and lacquered or fine hardwood veneering. Lacquered or fine hardwood veneering interior doors. 04 MDF skirting, jambs and frames; finishing in line with interior joinery. Lined built-in wardrobes (modular type); finishing in line with the rest of the interior joinery. They include upper shelf and hanging rail.
FLOORING Porcelain tile flooring in kitchens and bathrooms placed with water-repellent adhesive. Non-slip frost-resistant ceramic tile flooring on balconies and terraces. Raised parquet flooring in living rooms, hallways, corridors and bedrooms. CLADDING AND SUSPENDED CEILINGS Ceramic tile vertical cladding in bathrooms. 05 Gypsum plasterboard suspended ceilings in entrance halls, kitchens, corridors, bathrooms and specific areas where the passage of installations so requires. Smooth paint on walls in living rooms, bedrooms, corridors, entrance halls, kitchens (except for countertop s front part) and ceilings. KITCHENS Kitchen fitted with base and wall units. Compact quartz countertop and front part between kitchen cabinets; sink with faucet. Kitchens include: Extractor hood. Oven. Glass ceramic hob. And pre-installation of: Washing machine. Dishwashe.
Systems
HVAC AND DOMESTIC HOT WATER Aerothermal installation, in line with the Spanish Technical Building Code (CTE), for HVAC and domestic hot water. HVAC system via aerothermal heat pump units (hot/cold), with condensing unit in suspended ceiling in bathrooms and interior unit with domestic hot water deposit in kitchens. PLUMBING AND SEWERAGE Washbasins include single-handle faucets. Thermostatic faucets in showers and bathtubs. White sanitary ware and dual-flush toilets. 07 Washstand in master bathrooms. Shower base in master bathroom and bathtub in secondary bathroom. General stopcock in the apartment s entrance area and independent stopcocks in kitchen and bathrooms. Water connection on ground floor apartments and penthouses.
ELECTRICITY AND TELECOMMUNICATIONS Electrical installation in accordance with Low Voltage Electrotechnical Regulations (Reglamento Electrotécnico de Baja Tensión), with centralised meters in meter box located in each doorway. Telecommunications facility with DTT communal aerial and cable TV. Television and telephone receiving facility available in living rooms, kitchens and bedrooms. Colour-screen video intercom for ease of access to the doorway. Energy-efficient light fixtures on terraces and penthouses.
