Cockley Moor Plantation is a predominantly commercial conifer plantation with Lake District scenery as a breathtaking backdrop. The wood is situated on a gently sloping hilltop position. As is typical of sites on open moorland the growing conditions are characterised by a mix of mineral and shallow peaty gley soils. These, together with the moist climate conditions of West Cumbria, give rise to excellent growing conditions for Sitka spruce. Access within the wood is excellent with several basically constructed rides and tracks which have been utilised to harvest mature timber over the last few years. There is an additional loading area at the northern end of the wood with easy road access, point B on the sale plan. Crops include areas of p.2011 and p.2018 replanted spruce which appears to be growing well after good quality site preparation. It is understood these are all planted with genetically improved planting stock. As a result a woodland owner is likely to see improved growth rates during the next rotation. This may even allow timber to be harvested at the end of substantially reduced rotation length which adds to the commercial appeal of this woodland. There is also a significant area of mature timber p.1960 ready for harvesting (subject to felling permission) at the convenience of a new owner. This includes 12.83 hectares (31.70 acres) of Sitka spruce, 2.92 hectares (7.22 acres) of larch and 1.39 hectares (3.43 acres) of lodgepole pine close to the wood s highest point. Visitors to the wood will be impressed to see the heavy stocking of the best areas given it is likely that the young crops may perform even better.
