LOCATION The picturesque village of Streatley on Thames lies in a wide valley on the Berkshire side of the river between Reading and Oxford, opposite Goring on the Oxfordshire bank with the surrounding countryside designated an Area of Outstanding Natural Beauty. Historically the two villages are located at a natural crossing point of the river, set between the Berkshire Downs and Chiltern Hills, known geographically as the Goring Gap where the ancient Ridgeway path comes down to meet the river after its long journey across the Berkshire Downlands before continuing up onto the Chiltern Hills and the Icknield Way. The interesting High Street, which forms the central part of the village running down to the river and the bridge over to Goring, is now a Conservation Area with a wealth of period properties many of considerable architectural merit including a thatched cottage, a beautiful William and Mary house and an Elizabethan Farmhouse. The village has a parish church with Norman origins, The Swan a luxury 4 star riverside hotel also offering a leisure and fitness club, and at the top of the High Street is the Bull Inn being an old coaching inn from the era when the Royal Mail stopped en route from London to Oxford. There is also a prestigious Golf Club, established over 100 years ago, set amidst beautiful rolling countryside. Streatley has a highly rated Primary School with a separate Nursery and is also is in the catchment area for the much acclaimed Downs Secondary school in Compton. Across the river, the larger village of Goring on Thames offers a wide range of amenities and facilities including shops, modern health centre, traditional inns, choice of restaurants, Gourmet Deli, a riverside café, Boutique hotel, library, dentist and importantly a main line railway station providing excellent commuter services to Reading and up to London (Paddington) in under the hour and with connections for the future Crossrail services into central London. Behind Streatley the ground rises steeply where the Berkshire Downlands meet the Thames Valley and from the top there are panoramic views far into Oxfordshire. The woodland and hills surrounding Streatley have been acquired in recent years by the National Trust and there are extensive bridleways and footpaths open to the public. N.B. Crossrail services are scheduled to be commencing from Reading in approx. 2019 which together with the electrifying of the line will significantly improve travelling times to Paddington and central London destinations

PROPERTY DESCRIPTION Coach House occupies a central and prime position in the village, dating from approximately 1800 and forming an integral part of the village history, having originally been the coaching house and stables. Two properties have been brought together and beautifully harmonised by the current owners, with a full refurbishment including a complete re-roof, displaying in a contemporary yet traditional form, with a very tasteful quality apparent throughout. The impressive vaulted Entrance Hall has limestone floors, which continue through to the Kitchen/Breakfast Room with large island. Directly off the Kitchen is a separate Dining Room, Light and bright Garden Room, and on into the delightful Sitting Room with wood burning stove and doors to the garden. To the further side of the hall is the Utility Room, and two further Reception Rooms with a Shower Room, suitable for use as an Annexe, being independently accessed via the driveway. Upstairs, a lofty central landing leads to 4 Double Bedrooms all enjoying delightful village views, including an impressive Master Suite with Dressing Room & En-Suite Bathroom with separate Shower, and an additional Family Bathroom. Presented immaculately and with a wealth of character throughout, early viewing is advised to fully appreciate the impressive accommodation and delightful garden setting.

OUTSIDE The property fronts onto the High Street directly opposite the grazing meadow, now owned by The Heart of Streatley Charitable Trust and protected, overlooking St Marys Church and National Trust wooded hillsides as a backcloth. A 2 car cobbled forecourt leads off the High Street, with high wooden double gates at the rear opening through to a large cobbled courtyard with bespoke garden shed and log store off to one side, raised soft fruit/vegetable beds and wide paved pathway leading to the delightful brick & flint walled garden. The principle garden faces due South, and has been professionally laid out with low box hedging, central lawn and numerous specimen trees including a hornbeam and two Himalayan Birches. Complete privacy is afforded throughout the garden, with a sunken terrace leading off the sitting room, and to the rear an excellent patio with brick built BBQ area, perfect for al-fresco dining and entertaining.
