LOCATION Hill of Collithie Forest is located between Huntly and Gartly, close to the A97 in Aberdeenshire and is surrounded by a mixture of farmland and forestry within easy reach of the local timber market in the north east of Scotland. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 29, Grid Reference NJ 506 337. ACCESS Follow the A97 public road south from Huntly towards Gartly to find the single track public road signposted Mytice. Turn on to this road and continue up the hill to reach the forest. To date, all timber has been extracted to a spur road, located at point A1; or to the spur road and hard standing located at point A2. The current Long Term Forest Plan identifies the potential to create a new spur road into the centre of the forest for future timber extraction, although this is optional. The public road which bisects the forest is an Approved Timber Transport Route on to the A97, serving a much larger forest catchment. DESCRIPTION The forest was established in 1988 with Sitka spruce planted on the fertile free draining mineral soils. Sitka spruce covers 74% of the forest area with the remaining area divided between internal open ground, wayleaves and rides. In addition, there is a highly attractive area of ancient native broadleaves and some more recent mixed broadleaves located at the southern end of the forest, creating a haven for wildlife and adding significant diversity. Some felling took place in 2008 closely followed by replanting in 2010 which is now establishing well, although some areas are competing with gorse growth. The majority of the maturing timber crop has been thinned with racks (1 in 8 row spacing) and side selective thinning. This has developed an excellent maturing crop with a Yield Class averaging 18 m3/ha/year. The Long Term Forest Plan (LTFP) has approval to harvest the next phase (20.67 hectares) in 2025, followed by the next phase (26.91 hectares) in 2030. The upper edge of the forest has suffered some wind damage as a result of some recent felling within the neighbouring forest, but this appears to have stabilised. Replanting is planned to maintain a similar percentage of spruce over the period of the LTFP; however, a purchaser could adjust the Plan to suit their own objectives. The owner obtained planning consent for a house site to be located on the current hard standing within the centre of the property. This has lapsed; however, a purchaser could investigate reapplying for this if so desired. Hill of Collithie will provide a purchaser with a compact, high quality forest investment with excellent growth and access to timber markets. SPORTING RIGHTS The sporting rights are included with vacant possession. This includes fishing for trout and salmon on the Kirkney Water River, which runs along the eastern boundary to the medium filum. This is a tributary of the River Bogie which flows into the River Deveron and is currently let to a syndicate in return for an annual rent of 800 until 31 March 2019. There is also some excellent Roe deer stalking and rough shooting within the forest. BOUNDARIES The boundaries are identified by stock fences which are maintained at joint expense with the neighbouring proprietors with the exception of the public road and the Kirkney Water boundaries. The owner also has the right to hang a top net for deer control at their own expense. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Title. WAYLEAVES & THIRD PARTY RIGHTS An overhead electricity servitude passing through part of the forest provides access to the National Grid.
