Location The Yorgason Mountain Camp is located in Washakie County, Wyoming on the western slope of the Big Horn Mountains. The property is about 19 miles east of Ten Sleep or 47 miles west of Buffalo, WY, if using the Hazelton Road, or 75 miles if using Highway 16 to Highway 436. Yorgason Mountain Camp Near Ten Sleep, Wyoming Washakie County Access to the property is via the Rome Hill Road and then private road. Overview The Yorgason Mountain Camp is a multiple-use property supporting the traditional uses of grazing and hunting. For many years, the Yorgason family summered cattle and sheep on the property and wintered in the Big Horn Basin on their home ranch. More recently, the range has been leased to other ranchers for summer grazing. Stock water is provided by reservoirs and springs. The property supports big game and other wildlife typically found in the Bighorn Mountains. Both elk and mule deer are hunted on the property. There are two rustic cabins on the property; one is used to house hunters in the fall. A spring has been developed to provide both livestock water and drinking water to the cabin area. The property has all the necessary elements to continue supporting both agricultural and recreational pursuits. The Spring Creek draw runs through the northern regions of the property and develops into a rugged canyon along the western boundary. Acreage 2,960± Acres Deeded 300± Acres BLM Lease 3,260± Acres Total Property Description The ~2,960± deeded acres of the Yorgason Mountain Camp lie within a single block of land. Nearly all of the operating footprint of this mountain slope grazing land is deeded land. The ~300± acres of BLM lands are found on the western edges of the property. The property borders a section of State of Wyoming lands and additional BLM land. These state and federal lands are not accessible by public road and, therefore, the Yorgason Mountain Camp property is quite private. The topography of the Yorgason Mountain Camp is predominately gently rolling but gets more rugged along the Spring Creek Canyon and another minor drainage. The elevation on the slope varies from about 6,000 in the canyon to 7,600 on the northeastern corner. Trees and timber include lodge pole pine, fir, spruce, and quaking aspen; there has been some logging on the property. Average annual precipitation reportedly is between 15-22 which promotes lush mountain grass pastures. Historically, sagebrush was controlled by fire. The grass and livestock carrying capacity would benefit from sagebrush control using either selective herbicides or controlled burns. Grazing Grazing operations on the Yorgason Mountain Camp include the use of 300 acres, more or less, of BLM land in the Turk allotment (#WY00667). The BLM permit authorizes 250 cattle from July 1 - October 17 of each year (~3½ months). According to the Allotment Master Report, the BLM acreage contributes 36 AUMs to the total grazing capacity. The 2013 cost for this grazing allotment was $1.35/AUM or a total of $48.60. Livestock water is provided by about 12 reservoirs located throughout the property. Within the Spring Creek Canyon, water comes to surface in some locations due to spring action. Property Taxes The 2013 property taxes were $1,608.20 per the Washakie County Assessor. Page 3

The original cabin (shown below - right) was built years ago and was used by the Yorgason family as their summer home during the years they lived on their summer range.
