Your attention is drawn to the Important Notice on the last page of the brochure.

The Old Rectory Believed to have been built around 1780 by the architect Sir William Chambers on behalf of the 1st Earl of Dorchester, The Old Rectory is a three-storey Grade II* listed house designed in the classically elegant style of the period with later additions to one side and to the rear. The house has painted and plastered walls under a part limestone/part Welsh slate roof and has undergone a programme of updating and renovation over the past 10 years, which included the roof in 2007. There are many original features including a beautiful fanlight window above the front door, sash windows, working shutters, fire surrounds and flagstone floors. On the ground floor there is a long and open entrance hall with a graceful staircase rising to the first floor and doors off to the drawing room, sitting room and dining room. A door from the latter leads through to the kitchen/breakfast room, which is fitted with a range of bespoke Mark Wilkinson painted timber units and central breakfast island, all under polished marble work surfaces, integral fridge/freezer and dishwasher and 3 oven electric AGA (black), which is programmable for energy efficiency. Beyond the kitchen is a lobby with doors to the cellars and an orangery, which overlook the rear terrace and garden. To one side of the kitchen is a further lobby leading to the study, which has a storage room off it with external access, laundry room, walk-in larder, cloakroom and integral single garage. On the first floor there is the master bedroom, which is en-suite to a dual-access bath and shower room, two further double bedrooms, bathroom and separate WC. On the second floor are three further double bedrooms and a bathroom. Garden The house is approached through twin timber gates onto a brick-paved parking area in front of the integral single garage. A wrought iron gate leads through to the south-west facing garden, which lies to the front, side and rear of the house, with privacy afforded by tall yew hedging backed by close-boarded fencing and a long border planted with perennials and shrubs and designed by Nick Williams-Ellis. At the side of the house is a paved terrace, which extends round to the rear to a garden store and provides ample space for sheltered outdoor entertaining. Beyond is a large semi-circular lawn with a Judas tree to one side and steps rising up to a large, gently rising lawn and a copse of mature trees including limes, beech, copper beech and ash. In all the gardens extend to about 1.5 acres (0.6 hectare).
