The apartments feature composite stone worktops with a matching upstand and splashback provided to the area behind the hob. Fitted appliances comprise a four zone induction hob, built in single multifunction oven and separate microwave oven with electric grill and a stainless steel extractor hood by Smeg. Integrated appliances include a fridge/freezer and dishwasher by Smeg. Stainless steel undermounted sink by Smeg with a contemporary chrome mixer tap by Franke. Chrome finish light switches and sockets are provided throughout the kitchen. Laundry Area A free standing Smeg washer dryer is provided to the laundry area. Decoration and Internal Finish Each apartment features a matt painted finish to the walls and ceilings. Apartments 64, 66 & 67 will have exposed original brick walls in part. Contemporary architraves and skirting boards are provided with a satinwood painted finish. All internal doors are timber finished in white satinwood featuring contemporary chrome furniture, with a glazed door to the open plan kitchen/living/dining room. A combination of porcelain floor tiles by Minoli and carpets are provided throughout all of the apartments please ask our Sales Advisor for the exact specification of each apartment. Stylish fitted wardrobes with sliding mirrored doors are provided to all master bedrooms and bedroom 2 of apartments 64, 65 and 68. Bathroom and En-suite The apartments are equipped with contemporary Roca sanitaryware in white with stylish chrome fittings by Hansgrohe. The en-suite features a Hansgrohe thermostatic shower and a Roman clear glass screen or door. Bathrooms without a separate shower enclosure feature a Hansgrohe thermostatic Raindance shower over the bath together with a Roman clear glass screen. Vanity units by Roca are provided to the bathroom and en-suite. A chrome finish shaver socket is fitted to the bathroom and en-suite. A heated towel rail with a chrome finish is provided to the bathroom and en-suite. The bathroom and en-suite are fully tiled with porcelain tiles by Minoli. A half height feature mirror with a heated demister to a specified area is provided to the bathroom and en-suite.

Electrical Installation and Home Entertainment Each apartment benefits from a combination of white down lighters and pendant light fittings. PIR feature night light with a low level LED light is fitted to the bathroom and en-suite. TV points are provided to the open plan living/dining/kitchen and all bedrooms. The TV point in the living room is wired for Sky+ HD capability. BT points are provided to the living room and master bedroom of all the apartments and to bedroom 2/study of apartments 69 and 70. A dedicated space for a wireless router is also provided. Heating and Services Electric water heater serving the hot water tank and wet underfloor heating is provided to all of the apartments. Mains pressure hot water system with electronic programmer. Double glazed timber framed windows are provided throughout. Apartments 69 & 70 have retained the original metal framed windows with internal secondary glazing added. Energy Performance Certificates are provided for each apartment upon completion and Predicted Energy Assessments are available upon request. Sound test certificates will be provided. Security & Communal Areas Audio entry system to apartments 68, 69 and 70. A mains operated smoke detector with battery backup is fitted. A spur is included for a future wireless alarm system. Bicycle store. Each of our beautiful homes are independently surveyed during the course of construction by AHCI who will issue their 10 year cover upon practical completion of the property.
