Land at Manor Farm, Trematon, Saltash, Cornwall For sale by Public Auction at the White Hart Hotel, Launceston, Cornwall on Tuesday 25th November 2008 at 6.30pm (unless sold prior) Two highly productive ring fenced runs of farmland plus separate paddocks all close to the main A38 and the town of Saltash SITUATION The land is incredibly well situated with Lots 1, 2 and 3 lying close to or adjoining the main A38 just to the west of Saltash and on the outskirts of the village of Trematon. Lot 4 sits close to the hamlet of Trevollard around 11/2 miles south-west of Trematon and close to the tidal River Lynher over which there are stunning views from the land. DIRECTIONS From the main A38 roundabout at Saltash proceed west on the A38 for just under 1 mile and lot 1 will be found on the right hand side. Lot 2 lies directly on the opposite side of the A38 to Lot 1 and is approached via a field gate off the quiet lane running east from the village of Trematon. Lot 3 has road frontage with Duck Lane and lies on the northern side of the village of Trematon. Lot 4 - Proceed through the village of Trematon and continue towards Longlands and Trehan. Bear right immediately past the village of Trematon sign-posted Elmgate and Trevollard and follow this road for 7/10 of a mile turning right on the minor junction sign-posted Trevollard. Continue for 2/10 of a mile and the field gate to the land will be found on the left hand side. LOTTING AND GUIDE PRICES Lot 1 - Land part of Manor Farm 52.8 acres - Guide 225,000 This is a highly productive and conveniently positioned run of land lying adjacent to the main A38 just to the west of Saltash. It is contained in 9 enclosures which are divided by traditional Cornish hedge-banks and is fundamentally level or gently sloping, well suited to either grass or arable production. The bulk of the farmland is down to grass at the present time with the balance ploughed in preparation for re-seeding with one field of maize stubble. There is a natural water supply from a stream along the northern boundary although there is mains water close by. In this close proximity to Saltash, this land may hold some long term development potential. Lot 2 Three Corners - 0.86 acres - Guide 5,000 A single triangular field extending to just under 1 acre fronting the A38 in the north and a quiet parish road in the south off which there is direct access via a field gate. The field is relatively level and sown to grass. There is a water main passing through the land (not connected). Lot 3 Broad Park - 3.95 acres - Guide 30,000 This lot comprises a single field extending to just under 4 acres and lying on the northern flank of the village of Trematon. The field is level or gently sloping and has produced a crop of maize this year. There is no water connected to the field however the main supply is close by. This land may hold some longer term development potential. Lot 4 - Land at Trevollard - 23.42 acres - Guide 100,000 This extremely productive run of farmland extends in total to just under 231/2 acres and lies within a ring fence. It comprises two sloping enclosures that are bounded by traditional Cornish hedge-banks. The land is presently sown to grass but capable of producing an abundance of economic arable crops should that be desired. Mains water is available close by although there is a stream water supply and also a "well contained within the land. There are some stunning views over the beautiful, gently undulating land that surrounds the tidal River Lynher.
