GRAND OAKS WELCOME PACKET TO: GRAND OAKS OWNERS AND SELLERS AGENTS: The purpose of this Welcome Packet is to: 1) help buyers feel welcome and to help them have as easy a move into Grand Oaks as possible, 2) provide information about Grand Oaks Community Association to a buyer, 3) obtain information about the buyer, and 4) ascertain that the buyer is familiar with all association documents. Upon listing a home in Grand Oaks for sale, please attach this document to the MLS listing. This packet should be available to all buyers. Grand Oaks documents do not require approval of buyers by the Board of Directors. The community is controlled by The Declaration of Covenants, Conditions, Easements and Restrictions for Grand Oaks, Bylaws for Grand Oaks Community Association, Articles of Incorporation of Grand Oaks Community Association, Inc., Grand Oaks Community Standards and the Certificate of Resolution to Enforce Restrictions. INFORMATION SHEET GRAND OAKS COMMUNITY ASSOCIATION The following is only a summary of the Grand Oaks information and is not a legal document. There are 55 homes in Grand Oaks. We are a Deed Restricted and gated community with a Clubhouse, Pool & Spa with BBQ Grill for use by our residents and their guests. The gate is controlled by a digital telephone entry system for visitors and a code for contractors may be obtained from the Board of Directors. Edging, weeding and mulching all planting beds; trimming and feeding all plants. All common ground and lake/pond littoral maintenance. All trees within the property. Irrigation system. Entry and exit gates. Maintenance of perimeter privacy walls and fencing surrounding property. Mail boxes and posts. Lampposts and wiring to the home (except the bulb and GFI outlet & photo sensor) Roadways and Sidewalks Clubhouse and Pool/spa Homeowners are responsible for: Keep lamppost bulb, GFI circuit & sensor working. (Use white LED, 5000 Kelvin 60 watt equivalent bulb) Keeping paver driveway and paver walkway clean. Roof and gutter cleaning and maintenance. All maintenance of the home exterior including pressure washing and painting. Any shrubs or flowers planted by the homeowner. Placing trash and recyclables out after 5PM, the day before pickup. Returning garbage cans and recycle bins to garage the same day as trash pickup. Keeping garage doors closed except when coming, going or using garage. Storing personal items inside house, garage or lanai. Trash cans must be stored in the garage. Page 2 of 6 GOCA 4/2018

All Owners of Grand Oaks must abide by the Declaration. Below is a partial list of restrictions within Grand Oaks: No Dwelling in Grand Oaks may be leased (rented) for a period of less than 3 months and no more than twice per year. A copy of the lease must be provided to the Board of Directors. The following vehicles are prohibited from overnight parking in the subdivision: No vehicle containing commercial lettering, signs or equipment, and no truck, recreational vehicle, camper, trailer, boat or vehicle other than a private passenger vehicle. No vehicles may be parked overnight on any street or in the Clubhouse parking lot without prior written permission from the Board. Yard, garage or estate sales are prohibited. Security signs must be smaller than one foot square and placed in a bed adjacent to home within 10 of doorway. In accordance with the Community Standards, most revisions to the home exterior and landscape must be approved by the Modifications Committee (MC). Homes being sold: Seller is responsible for transferring to the buyer: one (1) key to the Community Clubhouse/Pedestrian Gate and two (2) Electronic Gate Transmitters at the time of closing. Buyer may purchase additional gate transmitters by contacting the Board Secretary. For-sale signs must conform to the Grand Oaks Community Standard specifications and must be placed in the lamppost mulch bed. The Board and Management Company communicate important information to all Owners via email. Grand Oaks assessment currently is $279 monthly, paid semi-annually and due January 1 st and July 1 st. The monthly assessment includes funding reserves for capital improvements. There is a one-time Community Enhancement fee of $600 which is paid at closing. Contact any Board Member with questions.
