AQA Outcome 2 Demonstrate the ability to identify what is necessary in order to access one of the following: a private rented flat/ bedsit, a council tenancy or a housing association flat; PRIVATE RENTING Have to find a deposit usually 1 1/2 times the monthly rent. This could be anything from 450 upwards Monthly rents from 300 in Hampshire Housing Benefit may not pay full amount when you are under 25 Your tenancy can be ended with 2 months notice for no reason Private landlords tend to not rent to younger people, even when working Tight restrictions on what you can do in the property - even decorating may not be allowed Some landlords may not maintain their properties to a decent home standard More private rent properties available than demanded HOUSING ASSOCIATION Long waiting lists Some Housing Associations have stricter requirements - e.g. no pets/ children Usually higher rent than council There are strict requirements for maintaining the standard of properties Once you have completed your 1 year introductory period, your tenancy becomes Assured giving you more rights as a tenant Relative freedom to decorate & make improvements Housing Associations often take people from the local Housing Authority waiting lists You may have the right to buy your home in the future! AQA Outcome 3 worksheet Priority Furniture Items There are some things you just have to have! They are your priority, and you may experience difficulties if any of these are missing from your new home. Take a look through the following list of items. Put them in order of importance - 1 is the most important, 15 is the least. Add any items that you feel are PRIORITY, not just that you would like them. Cooker Cutlery Fridge Crockery Freezer Bed linen Curtains TV Sofa Washing Machine Bed Saucepans List of Items Priority 1-15 Cost Because you ve looked at your Priority Furniture, you have an understanding of why it is so necessary. But how much will this all cost? Use catalogues (e.g. Argos, Wilko Direct) or the internet to find out how much the items you need will cost. Add these figures in the 3 rd column. You might like to tick off any items that you have already bought, or you may like to use this list to guide you in buying some of the more affordable items that you ll need in preparation for move-on. Do you have any savings that you can use to buy these items? You may be eligible for financial support. However decisions take approximately 10 weeks (or more) and even then you may be refused. You need an alternative plan! What about second hand, charity shops, Freecycle, Ebay, Poundland, car boot sales, etc In the Olden Days there was a tradition called the Hope Chest or Bottom Drawer. Typically, a young woman would be getting items for when she married and moved into her new home with her new husband. Money was tight back then, so this sort of preparation was essential there were no grants or benefits in those days, and getting a loan was for people who already had money! You can develop your own modern take on this old tradition. All you need to build your own Hope Chest is a box. Any box will do, but you could decorate it with gift wrapping paper, or wallpaper samples if you want it to look nice. Each week/ fortnight when you get some money, spend a couple of quid on something from your list, a tin opener, a couple of kitchen utensils, a set of mugs Each time you add something to your box, tick it off of your list. You ll be amazed at how quickly it builds up and you will feel a great sense of achievement at what you are able to accomplish in preparation for independent living. AQA Outcome 4 worksheet Read through the property description and then list its positive and negative points below: Property 1 A Council owned flat. It is a one-bedroom flat in a 3-storey block on a council estate. The estate is on a cul-de-sac. There is no lift, but there are a number of stairways. The flat has a Yale lock and a number of smaller locks. The living room and bedroom are spacious and the kitchen, although small, is newly decorated and fitted with new units. There is no furniture, carpets or curtains and the whole flat badly needs decorating. In the lounge, there are signs of damp where the wallpaper is peeling away from the wall. There is no central heating only electric storage heaters. There is no gas supply to the property. It is a studio flat in a converted house, with 3 other flats. It is on the ground floor at the back of the house. There is a shared garden that needs a lot of work doing to it. The house is on a residential street that seems quite safe, although you have heard from friends that there is a lot of crime in the area. The flat is newly decorated with a modern kitchen. There is a shared front door, and your flat has its own front door with a spy hole and a Yale lock. One of the flats is occupied by a family with 2 small children, and new tenants are about to move into the other 2 flats. The train station is about 15 minutes walk away, and there is a bus stop around the corner.
