The soils under the ranch are from the Cuthbert, Bowie, and Kirvin formations in the western Coastal Plain soil region, which are highly weathered and acidic and support pine-hardwood vegetation, typically characterized by loblolly pine. Wildlife: The high-fence provides for great security, management of a whitetail herd, and the opportunity to bring in exotics for year round hunting. The 1+/- acre lake at the front of the property was stocked with catfish, and the 4.5+/- acre lake was stocked with bass. Improvements: There are over 3 miles of galvanized high fence that surround the perimeter of the ranch. This game fence is in excellent condition. It is located by the lake for storing fishing equipment, boats, etc. Covered fishing dock. The ranch also has a back up power propane generator that can supply power for the whole house, and a storm cellar. Water: There are two lakes on the property, with the largest being approximately 4.5 acres. The ranch has community water (Slocum Water) and two water wells, one of which is metered, that service both the home and shop. The ranch gets an average of 40 of rainfall annually. The ranch is within the Neches and Trinity Valleys Groundwater Conservation District. Minerals: There is no production on the ranch, and the owner does not own any of the mineral estate. Easements: There is one active easement on the ranch. It is a buried ATMOS gas line on the western edge. (There is an abandoned gas line on the eastern side of the ranch. Broker is confirming details.) Taxes: The ranch is taxed under a 1d1 valuation with an agricultural classification, and the annual property taxes are approximately $3,500.
