C. M. RECOMMENDATIONS:. Approve the First Amendment to Deed of Lease (Attachment to the staff report) between the County Board of Arlington County, Virginia, as Landlord, and Advizing IT, a Delaware corporation, as Tenant, for 00 th St. N., Suite 0, Arlington, Virginia; and. Authorize the Real Estate Bureau Chief, or his designee, to execute the First Amendment to Deed of Lease and any related documents on behalf of the County Board, subject to approval as to form by the County Attorney. ISSUE: This is a request for an amendment of an existing lease at 00 th St. N. If approved, the tenant, Advizing IT, will be allowed to extend its lease for an additional year. There are no outstanding issues related to the proposed Amendment to the Lease. SUMMARY: Advizing IT has requested an amendment of their existing lease on Suite 0 at 00 th St. N. Upon approval and execution of the attached amendment on behalf of the County Board, Advizing IT would continue to lease Suite 0 for an additional year. BACKGROUND: Advizing IT currently leases Suite 0 at 00 th St. N. The lease expires on December, 0. Advizing IT has asked to remain in Suite 0 for another year. DISCUSSION: The proposed amendment would extend the term of the lease for one year, through December, 0. The base rent would remain at the same rate as that currently in effect, $0,00 per year ($. per square foot), from January, 0 through July, 0, but would increase by percent to,00 per year ($.0 per square foot) for the period from County Manager: ##### County Attorney: *****. Staff does not anticipate that the County will need Suite 0 for County use during the term of the proposed extension, and recommends approval of the requested amendment and extension of the lease. FISCAL IMPACT: The rents payable by Advizing IT to the County are as stated above. All rents from 00 th St. N. tenants are received by the property manager, Cassidy Turley, on behalf of the County and are used to offset the operating and maintenance costs of the building. - -
