Welcome to Homebid Magazine Helping you find a home in Southampton Homebid gives you choice about where you want to live. You decide which properties you would like to be considered for. If you are currently waiting on the council s Housing Register, you should have received a letter about Homebid. You can pick up a User Guide at Gateway. The User guide contains the information you need to know in order to bid for a new home. Homebid magazine is produced every fortnight and is available at various places in the city. The magazine contains adverts for all homes available for bidding. You can look at the adverts and decide whether you want to be considered for any of the properties. You express your interest in properties by making a bid. A summary of how you can bid for properties can be found in the Homebid User Guide which you can pick up from Gateway, or visit www.southampton.gov.uk/homebid You will not be able to bid on properties in the Homebid Magazine until you have been accepted on to the Housing Register. Your housing options Homebid does not offer a housing solution for everybody. Over 16,000 people are currently waiting on the Housing Register. Last year we were only able to rehouse just over 1,500 applicants, and the wait for accommodation is long, on average between 5 and 7 years depending on the size and type of accommodation you are waiting for. Applicants wait longest for one-bedroom homes and larger family homes. It is important you consider all your housing options, not just Homebid. For example; Renting your own home from a private landlord or letting agent; this often enables you to find your own home more quickly and gives you choice about the type of and location of your home. Renting a room in a shared house or lodging; this is often a more affordable than renting a house or flat, but still gives you independence Staying with friends and family; this may give you more time to secure alternative accommodation, as well as save money for a deposit and furniture. Staying with friends and family is a compromise the majority of people have to make whilst working towards renting or buying their own home Mutual exchange (existing Council and Housing Association tenants only). Swapping your Council or Housing Association home with another can give you a very quick move, and gives you the control about the type of home and location you move to. Homeswapper (www.homeswapper.co.uk) is an excellent way of looking for a match. There are also ways to look for matches, such as Facebook pages and local community notice boards Shared ownership; a more affordable way to buy your own home. Even if you don t think you earn enough to buy your own home, have a look as you may be surprised. All shared ownership homes are advertised via HomesinHants (www.homesinhants.org.uk) Intermediate rent; with rents around 20% less than market rent, intermediate rent offers an opportunity to rent your own home as well as save money towards a future home. All intermediate rented homes are advertised via HomesinHants (www.homesinhants.org.uk) Staying where you are; many people apply to join the Housing Register because their existing home is not long term. However, if your landlord has served you notice to end your tenancy, or if your parents have asked you to leave, the Homeless Advice Team may be able to negotiate on your behalf to enable you to stay where you are while you plan and save for a future move Homebid magazine 9

Why are some properties not advertised? The vast majority of available Council and Housing Association properties are advertised via Homebid. However, there are reasons why some are not: If the Housing Association landlord is not a Homebid partner. The vast majority of Housing Associations are Homebid partners. However, some Housing Associations that have properties with support in the City hold their own waiting lists and let their own properties. The property is adapted for someone with disabilities. Properties that are wheelchair accessible or/and have special features such as a through floor lift, are usually let directly to suitable applicants with an assessed need for such adaptations A property is needed to resolve an exceptionally urgent rehousing need, such as an urgent decant due to fire or flood. Why are some properties withdrawn after being advertised? We advertise properties before they are empty, to ensure properties do not stand empty for any longer than absolutely necessary. However, this does mean that on occasion properties have to be withdrawn altogether because they are no longer going to become empty, or re-advertised if on inspection the property type is different to that detailed in the original advert. Properties may also have to be withdrawn if they are needed to resolve an exceptionally urgent housing need, such as an urgent decant due to fire or flood. Homebid magazine 11
