Alam systems that ae installed which emit any sound must have a cutoff afte 5 minutes. Request fo appoval must be accompanied by a set of complete plans fo the alam o system. 22) Clothes washing and/o dying machines ae not pemitted in any apatment o teace. 23) Messenges and tadespeople shall use such ingess and egess as shall be designated by the lesso. Ovesize packages ae not to be left in the lobby. b) Supplies, maket goods and packages of evey kind ae to be deliveed only though the sevice entance of the building. 24) a) Moving in and out of the building shall be done only on weekdays (not including holidays). Such moves must be pe-appoved in witing by the Managing Agent at least 7 days pio to the move. All such moving must take place between the hous of 9:00 A.M. and 5:00 P.M. b) Tunks and all funitue shall be taken out of o into the building only though the sevice entance and only between the hous of 9:00 A.M. and 5:00 P.M. No lage deliveies ae pemitted on weekends o holidays. c) The hoisting of funitue o any othe objects on the exteio of the building is pohibited, unless specifically appoved by the Managing Agent in witing. d) All boxes, catons and othe efuse elating to moving must be disposed of popely in the basement Gabage Room. e) Move in/out deposit of $1,000.00 is equied to be given to the Managing Agent by both the buye and the selle pio to eithe move. No i n / o u t moves will be pemitted unless the deposit is paid in advance. $500 of both the selle s and buye s deposits will be etuned if it has been detemined that the move has not caused any damage to the building o any pat theeof. f) Fo any move in o out on any sale of an apatment such deposit efeed to above must be made by cetified check payable to SANS SOUCI OWNERS CORP. at the time of the closing. Fo a move out on any sub-lease such deposit must be made pio to the Boad of Diecto's appoval of the sub-lease. 25) The paty moving in o out of the build ng shall epai all damages to the buildi ng o any pat theeof and all such epais must be of a quality equal to the oiginal wok. Repais must be made within 7 days of notification by the Managing Agent o such epais will be made by the Lesso at the expense of the paty moving in o out. 26) No pets, including dogs, cats, bids, snakes o othe animals may be kept o haboed in the building unless, in each instance, expessly pemitted by the Lesso. In no event shall a dog be pemitted on the elevatos o in any othe public potion of the building unless caied o on a leash. Unless caied, dogs ae not allowed in the lobby and ae to be taken in and out of the building using the Sevice Entance. The Lesso may evoke any pemission to keep o habo a pet if the Lesso deems that the pet ceates a nuisance o is deemed dangeous. 27) Any item placed in the package oom, bicycle oom, stoage ooms, o left with any employee of the Lesso ae at the isk of that peson leaving o placing such item. The Lesso shall have no esponsibility with the item so placed o left. 28) The Boad of Diectos has enacted ules elating to those esidents who have been allotted gaage space. These ules ae heeby incopoated into these House Rules. 29) Neithe teaces no balconies may be enclosed. Violation of these ules shall be deemed a mateial default unde the Popietay Lease. 30) Teaces o balconies may be coveed with emovable capeting which may not be affixed to the floo in any pemanent fashion o which may leave esidual mateials on the floo (such as adhesive, etc.) o cause holes to the suface. 31) As povided in the Popietay Lease, Pa. 7, no cooking of any sot is pemitted on any balcony of the building. 32) No lessee o sub-tenants shall install any planting on a teace o oof except as pescibed below: Plantings shall be maintained in boxes of wood lined with metal o any othe mateial impevious to dampness o in any othe containe impevious to dampness and shall stand on suppots at least 2 inches fom the floo and if adjoining a wall, at least 3 inches fom such wall. 33) Apatment keys should be left with eithe a contact peson who lives in the building o neaby building, o, with the office of the Managing Agent. If left with a contact peson that peson's addess and telephone numbe must be given to the Managing Agent. 34) With pio notice, the agents of the Lesso and any contacto authoized by the Lesso may ente any apatment at any easonable hou of the day fo the pupose of inspecting such apatment to ascetain whethe measues ae necessay o desiable to contol o extemi nate any vemin, insects o othe pests and fo the pupose of taking such measues as may be necessay to contol such insects, vemin o othe pests. This ule also applies to instances of hoading. If the lesso deems it necessay to take measues to contol o exteminate bedbugs, capet beetles, etc., the cost theeof shall be payable by the Lessee as additional maintenance. Revised 1/12/15 YVC 48

A copy of these ules ae available fom the Managing Agent. b) A violation of the ules egading sub-letting shall esult in an assessment of $1,500.00 and shall be consideed a default unde the Popietay Lease. 36) No lessee o sub-tenant shall use any employee of the building on any pivate business duing said employee s assigned woking hous. Futhemoe, any damage to the popety of the Lessee, sub-tenant o Lesso due to the employment of such employee shall be the esponsibility of the paty employing said employee fo pivate business. 37) Lessees o sub-tenants of lessees must not give keys o electonic devices which can be used to open the sevice entance doo o gaage doo to anyone except a esident of the apatment of said lessee o sub-tenant of said lessee. Violation of this ule shall be deemed a mateial default unde the Popietay Lease. 38) Residents shall use the laundy facilities only upon such days and duing such hous as may be designated by the lesso. 39) The lesso shall have the ight to cutail o elocate any space devoted to stoage puposes, including space in the gaage. 40) Complaints egading sevice of the building employee shall be made in witing to the Managing Agent of the building. 41) Any consent o appoval given unde these House Rules by the Lesso o Managing Agent shall be evocable by the Lesso. 42) The Boad of Diectos has enacted ules elating to those ownes who have Pofessional Apatments. These ules ae heeby incopoated into the House Rules and ae listed at the end of the San Souci Ownes Cop. House Rules. 43) Any violation of the tems and conditions of the House Rules may be consideed a violation of the Lease, pemitting the Lesso to execise all ights and emedies on account of a beach and/o default of the Lease. 44) Puchase shall pay upon demand Lesso s costs (including, without limitation, easonable attoneys fees) which may be incued by Lesso at any time to enfoce Lesso s ights unde these ules. IN ADDITION TO THE ABOVE THE FOLLOWING HOUSE RULES ALSO APPLY TO PROFESSIONAL APARTMENTS 1. The Shaeholde o appoved designated occupant(s) ae the only pemitted occupants of the Unit and no one else is pemitted to use and/o occupy the Unit. Without limiting the foegoing, any use o occupancy of all o any potion of the Unit (as subtenant, licensee, employee o othewise) by any individual o entity othe than the Occupant is subject to the pio witten consent of Lesso, which appoval may be withheld fo any eason o no eason. The foegoing shall not be deemed to pohibit suppot staff employees, such as dental hygienists o physicians assistants diectly employed by the Occupant and ae not independent pactitiones. 2. Without limiting Paagaph (1), each such additional individual (othe than Staff) who uses o occupies the Unit shall be subject to an applicable maintenance suchage (fo use o occupancy of the Unit by subtenants and othes equiing the consent of the Lesso) which is at the cuent time equal to 10% of the cuent maintenance fo the Unit. 3. The Unit shall at all times only be used fo the pactice designated on the Puchase Application and occupant duly licensed to so pactice by the State of New Yok and in compliance with all applicable laws, ules, codes and egulations, the applicable Cetificate of Occupancy, and the Lease and House Rules as they may be amended fom time to time. Without limiting the foegoing, at no time shall the Shaeholde o Occupant pemit and Unit to be used fo any of the following: clinic, school o taining cente. 4. The Unit shall not be open fo business at any time othe than Monday though Fiday between the hous of 8:00 A.M and 8:00P.M and on Satudays between the hous of 8:00 A.M. and 5:00 P.M. 5. The Occupant must be licensed to pactice his/he designated pofession in the State of New Yok and will maintain such license so long as he/she continues to occupy the Unit. 6. Tash Disposal a. Nomal, eveyday tash, such as pape, coffee cups, food debis, etc., simila to what one would find in a esidential unit s tash is to be disposed of via the building s tash compacto system in accodance with the House Rules above. b. Medical waste, including, but not limited to such items as syinges, used sample cups, tongue depessos, disposable implements used to penetate bodies and/o absob bodily fluids, vaious shaps, etc., must be disposed of in a manne specified by law and emoved fom the pemises by a pivate cating concen hied by the pofessional office fo that pupose. Medical waste awaiting pick up by a pivate cating company cannot be tempoaily stoed in a building hallway, no can it be bought to the cub and left thee in advance of a pickup. Aangements must be made in advance fo a diect pickup fom inside the pofessional office o fo a membe of the pofessional office to bing it out to the cating vehicle upon its aival. 7. Signs o displays of any type on windows visible fom outside the unit ae subject to the appoval of the lesso. Without pio witten appoval, emoval of any signs o displays may be equied. Signs fo outside doos o common hallway doos o common popety such as the lawn, must be secued though management.
