Dual Agency: An agent who, with the written, informed consent of all parties represents both the seller and the buyer. The same loyalty is given to both seller and buyer and NO private info can be shared. Pricing Your Home YOU price your home, NOT me. I would do a CMA- Comparative Market Analysis A report that compares like homes in your area that have sold in the last 6 months. The report will give you a suggested price range. You could also chose to hire an appraiser to give you a more accurate number. The reason I might suggest doing that is because when a buyer goes to finance your home they will have to have an appraisal. The appraisal must be at or above selling price. If we price it too high not only will it take a lot longer to sell the house may not appraise if you do get a buyer.

Absolute Basics Start by airing out the home. Most people are turned off by even the smallest odor. Odors must be eliminated, especially those caused by pets and cigarettes. (If you are a smoker, stop smoking inside) Wash all the windows in the home, inside and out. Clean Carpets. Bare floors should also be waxed or polished. New appliances in the kitchen can be an exciting feature that can actually make the difference in a buyer choosing your home over another.
Showings Showing your home When you leave the house in the morning or during the day, leave it as if you know it is going to be shown. Do NOT spray scent sprays or use potpourri or candles. If you want to use something Cinnamon is usually a good smell. Others smells can cause allergies. Make sure all the lights are on and window treatments are open. (We can leave a message for the showing agent to turn off all lights when done.) Turn off the television. Keep pets out of the way preferably out of the house. Many people are uncomfortable around some animals and may even be allergic to them. Leave your premises. Buyers are intimidated when sellers are present and tend to hurry through the house. Let the buyer be at ease, and let the associates do their job.
