Egelton Woods Phase was draft approved on June 1, 2004. The draft approved plan of subdivision is comprised of 63 single detached residential lots and 5 single detached blocks (partial lots). t is serviced by the extension of Lawson Road, Reeves Avenue and Queesnborough Court. Phase is currently zoned with various Holding R1-3 Zones, which permit single family detached dwellings with lot frontages of 10-11 metres and lot areas of approximately 300 square metres, with special provisions to permit reduced front yard setbacks and require a minimum setback of 30 metres from a railway right-of-way. The applicant has submitted an application for removal of the holding provision on the basis that the conditions applied to the zone will soon be met. The holding "h" provision is intended to: "ensure the orderly development of lands and the adequate provisions of municipal services, the "h" shall not be deleted until a subdivision agreement or development agreement is entered into for the lands in question within the City of London': A recommendation for approval has been made on the basis of the anticipated signing of the subdivision agreement. 5

Pasato The condition necessary to remove the h holding provision, subdivision agreement or development agreement, can be satisfied upon notification of a signed subdivision. Therefore, the holding provision on the subject lands can be removed subject to the abovementioned condition.
