Hooters Taps Colliers International for Global Real Estate Expansion Hooters of America, Inc. and Colliers International jointly announced on 29 July that the iconic restaurant company is undertaking an ambitious worldwide expansion, with plans to increase its location count by at least 15-20 percent annually over the next several years. The high profile chain currently has more than 455 locations worldwide with restaurants in 29 countries on six continents. To expedite this aggressive expansion plan and increase its global presence, Hooters has selected Colliers International as its preferred real estate provider, to both identify new locations and negotiate lease terms, as well as advice on tactical planning for optimal branding exposure. Colliers International has respected, seasoned retail and restaurant specialists across their global enterprise and one of the most well-respected brands in the real estate industry, said Michael P. Locey, Hooters Vice President of Strategic Development. We are confident that they will help our franchisees find superior locations faster and negotiate better terms. Albania Colliers Signs Re-Valuation And Feasibility Contract With ENK Actual Phase After completed This month, Colliers was appointed by one of our previous clients ENK Invest Group in assisting them with a re-valuation and feasibility study. Colliers team including our valuer Migena Zace, LEED AP, Heliana Mano market research & marketing consultant and Ledina Lamani residential broker have already completed an in depth and thorough market research covering the residential, office, retail, hotel and land market segments in Prishtina, Kosovo comparable with the giant ENK project. ENK is constructing one of the biggest mixed-use developments in the Balkans of approximately 300,000 sq. m located in the Lakrishta neighborhood near Prishtina center, Kosovo. The project will include highend residential complex, shopping center, office buildings and a luxury hotel. According to the agreement, the bank is willing to refer its clients to Colliers in need of commercial/residential services and/or icas reports such as feasibility studies, valuations, market research and so on. Simultaneously, Colliers will refer its clients that need mortgage loans to this preferred bank. We are really excited to have this joint collaboration with Banka Popullore and we hope to establish similar collaboration with other top banks in Albania. Colliers Makes A Record On A Successful Fast Deal It took less than five days of intense work for our office broker Elona Sopiqoti to assist Tobacco Holding Group in showing selected commercial properties, negotiating and concluding into a lease agreement for 900 sq. m of warehouse and office space. The tenant is a large national distributor and wholesaler of several premium tobacco brands, alcohol, personal care and cosmetic products. Unilever portfolio of products such as Dove, Axe, Rexona and Ponds will now be stored at Henry building, which is proudly Collier s exclusive project and we look forward to more successful deals with the lease of Henry and our other on-going projects.

Bulgaria AA Sizzling Hot Season For The Retail Team The Retail team in Bulgaria has facilitated six new tenants for Grand Mall in Varna LC WAIKIKI, ESPRIT, Hippoland, Dance Palace, Oysho and Vivacom - keeping their promise to make Grand Mall a preferred retail destination for Varna by securing an attractive tenant mix. LC WAIKIKI, occupying 1,200 sqm, is Grand Mall s new anchor and the first stand-alone shop of the well-known Turkish retailer in Bulgaria. Hippoland one of the biggest chains for children toys, accessories and clothes, has leased a 700 sqm. store. Dance Palace (470 sqm.) is the first dance school, located in a mall in Bulgaria. Oysho part of Inditex group has taken a 230 sqm. retail store, ESPRIT 420 sqm., and the telecommunication company Vivacom 100 sqm. Four new shops became part of Park Mall s big family in Stara Zagora: Georgo s, specializing in sportswear, the Giselle Bundchen s designer summer shoes Ipanema, AVIN boutique and Pierre (men s shirts). Just in time to join the active summer season in Park Mall, offering up to 70% discounts. Colliers Secures Five New Tenants For The European Trade Center European Trade Center (ETC) has welcomed five new tenants all from within the IT and BPO sectors. Playtech, a company that develops software solutions for the online gaming industry, has leased 1,700 sqm of office space in ETC. EuroTech, CSMS, SafeCharge and SafeCup are the other new tenants in the office complex. These five new transactions amount to 6,000 sqm of occupied space in European Trade Center, when the companies move in during the late autumn. With these five latest transactions, the occupancy of ETC is now above 65%. Grand Mall In Varna Officially Opens The Food Court And Entertainment Zone The official opening of Grand Mall s food court and entertainment zone was opened with a 3-day celebration program. Kino Arena, restaurants and more fashion and entertainment brands will join Grand Mall tenants. The program includes concerts, presents, special surprises, cooking lessons and demonstrations, kids events, Street Dance shows and much more. During the last month Grand Mall has welcomed many new tenants, some of which enter Varna for the first time.

Bulgaria Continued... Grand Mall Exhibits British Council s Darwin Now Exposition From July 7th, Grand Mall will host the colorful and interactive exhibition Darwin now. The exposition, organized by the British Council, is a global initiative celebrating the life and work of Charles Darwin and the impact his ideas about evolution continue to have on today s world. The program is to be enjoyed by children and adults, each panel telling its own story as people learn about Darwin, his findings and how his theory is relevant today and has influenced our society. The British Council s international programme of activities will mark the bicentenary of Darwin s birth and the 150th anniversary since the publication of his landmark work On the Origin of Species by Means of Natural Selection. THE MALL Announces Exciting Opportunity To Win A Year s Free Shopping This week THE MALL launched the exciting summer campaign shop free for a year : every day from 20th July to 10th September anyone who shops at THE MALL will have the chance to win 75 euro to spend each month for the next year. Croatia Exciting New Deal Colliers has signed its first open brokerage agreement for the sale of the office building located in the Zagreb s Central Business District. Being located just on the edge of the downtown area and within the CBD s centre, the building has an excellent position. With a vacancy rate in Zagreb office market that amounts to only 10% and no projects in the pipeline, we are excited to work on the project. The owner of the building is the leading publishing and media company in Croatia and one of the biggest companies of this sort in the Southeast Europe. Electronics Anchor Secured In Lumini Colliers, Croatia retail team secured an electronics anchor for the Lumini shopping centar in Varazdin. After long and tough negotiation process, a 1,620 sqm large retail unit has been leased to a company K&K Elektronika representing the Technomarket brand known and recognized along the SEE region. Technomarket is the distributor of the world renowned brands Samsung, Panasonic, Electrolux/AEG/Zanussi and Blaupunkt, offering also the products of all leading consumer electronics brands such as Sony, Philips, Pioneer, Whirlpool, Yamaha, Jamo, LG, Daewoo, Grundig, JVC, Indesit, Ariston, Gorenje, Hitachi, etc. Lumini s construction process is also progressing as shown on the aerial view photo bellow. Zagreb - Cleveland Cooperation ICAS team Croatia successfully finished first stage of cooperation with Colliers International, Cleveland where our task was to provide a valuation report for an industrial facility located in the surroundings of Zagreb. We are happy to share with you the comment that our ICAS Consultant, Krešimir Rendeli received upon completion of the project from Colliers, Cleveland colleagues: Dear Kresimir, Once again, thank you for an excellent collaboration creating the valuation report. Croatia Continued... Valution Report For Nanette Group We were engaged once again by our client Nanette Group for a land revaluation in Zagreb in Lanište district. The land comprises of approximately 50,000 sqm and is aimed for the residential development compiled of 900 apartments. Nanette hired Colliers in Croatia in March also for valuation and since they were very pleased with the service provided and the feeling that they were a top priority client, they came to us again and stated that even though they received more competitive offers, our way of doing business drove them again to Colliers. Icas Croatia Signs An Intriguing Deal For the first time, a private person turned to our ICAS team with a very common request, but maybe a little uncommon background situation for a company like ours. Our client is just going through a divorce and is now in the process of resolving financial situation between her and her wealthy husband. Valuation report she ordered from us includes their assets and belongings placed in a magnificent bay Divna on the Pelješac peninsula on the very south of the Adriatic coast. The valuation will include: land plot pertaining a house in Donja Vručica land plots both in Donja Vručica and Divna auto-camp business in Divna beach-bar business in Divna When translated into figures, the valuation will include over 100,000 sqm of agricultural land, 114,000 sqm of forest, approximately 1,000 sqm large house, 27,000 sqm of pastures, over 10,700 sqm large orchards, over 3,500 sqm of plough land and more than 62,000 sqm of karst area. Changing Lives Project After negotiations that lasted for several months, Colliers International representing the landlord as well as the client in search of a house, Croatia successfully closed a deal for leasing a house in Zagreb to the Society for creative living, the first such association in Croatia that for now, even before the formal positive law regulations, secures and enables people to live as in one intentional community in an urban living cohousing, already well known and accepted in western and northern Europe as well as in the USA. By taking this engagement, Colliers needed to surpass prejudices and obstacles, landlord concerns and doubts, but it all led to a firm cooperation which might result in taking a role in changing lives and the way of thinking in our country.

Greece ICAS cooperation with OTE Estate S.A Colliers International s worldwide knowledge and experience prompted the new Managing Director of OTE Estate S.A, Mrs. Spanoudaki to first request the opinion and then proceed with the approach of ICAS members, Dimitris Papachristos, Director of Valuation Services and Spyros Raptis, Manager of Valuation Services, on a subject portfolio. The company in reference not only owns one of the largest real estate portfolios of total value approximately 1.5 billion of which 80% of the total real estate value refers to properties of commercial interest that are suited at prominent positions, but also possesses and controls the property portfolio of the Hellenic Telecommunications Organization and is about to establish a new subsidiary for Real Estate Investment Trust. The ICAS team, having in mind the strategic organization and administration of the subject portfolio, while considering the legal framework and current market conditions, will be undertaking the first project of market research and development appraisal for a mixed use complex in the City of Patra and a plot in Faliro Athens. ICAS team: New deal with Audio Visual Entertainment! Audio Visual Enterprises S.A, the largest film distributor in Greece and Cyprus with, not only collaborations with Warner Bros, Walt Disney Motion Pictures, Paramount/DreamWorks but also with subsidiaries in the Balkans, has opted, amongst competitors, to go with Athens ICAS team on an evaluation study concerning a shopping mall situated at Aharnon Street, a major thoroughfare in Athens. The main part of the building is leased by STER CINEMAS, a subsidiary of Audio Visual Enterprises, which accommodates a multiplex and a set of leisure and recreation uses. The client in reference requested an investment evaluation study to present in court due to a dispute with the owner of the mall. The Athens ICAS team evaluated the existing lease agreement and development cost in terms of past and future revenues and calculated financial ratios such as IRR, ROI not only for the existing development but also for other alternative uses. Business Case on behalf of Kraft & Cadbury Colliers Hellas has been participating in an EMEA wide RFP for Kraft Foods office locations around Europe, a company which made its first appearance in the early 90 s in Chicago and only in a hundred years has approximately $43 billion in revenue. The portfolio in question for Greece represents almost 6,000 square meters of space spread in two different locations in Athens, in particular Nea Ionia and Metamorphosi. Kraft Foods have recently bought out Cadbury in Greece, a company which was founded in 1824 by John Cadbury. Colliers was asked to provide Kraft with a realistic idea of the savings that could be generated as part of the integration of the two companies in one, currently in process. Colliers Hellas with the support of Colliers EMEA Corporate Solutions have presented the first draft of The Business Case that depicted a 20% reduction in Kraft s operating costs by relocating both companies to one location. A space optimization study is under way, which will determine whether Kraft & Cadbury can be relocated to one of the existing headquarters or to a new office space. Collier s fee is estimated based on the savings achieved and capped at 100,000. This is a great opportunity for Colliers because there are additional industrial and logistics portfolios from Kraft and Cadbury that could become part of the scope in the future.

Montenegro New tenants in Stara Varos Centre and Mall of Montenegro In the recent time there are many hints that justify Montenegrin Team s enthusiasm regarding leasing retail units in the two business centers that are exclusively presented by Colliers International, Montenegro. New retail units are leased in the new project Stara Varos Centre, as well as in the Mall of Montenegro on which Montenegrin team is working much longer. Poland Colliers International To Manage Buildings B And C In Harmony Office Center II Colliers International is to manage office buildings in the Mokotów District of Warsaw. The Millennium Park complex which was historically known as the Harmony Office Center is situated in the Mokotów district of Warsaw. It includes buildings A (phase I) as well as B, C and D (phase II). Colliers International s Property Management Department was established in 2007 and today manages over 600,000 sqm of commercial space in Poland. The team, managed by Monika Rajska-Wolińska, were awarded Best Property Management Team in 2009 by CiJ Journal. The Millennium Park offers a total of approximately 37,500 sqm of space to lease. The sole tenant of the buildings A, B and C is Bank Millennium, who have located their head office there. Securing this prestigious tenant influenced the decision to change the name from Harmony Office Centre to Millennium Park. Phase I (building A) is now owned by Commerz Real AG, a German partnership enterprise belonging to Commerzbank AG who specialises in office, commercial and warehouse space leasing. Harmony Office Center II consists of three buildings (B,C, D), one of which, building D, is still under construction. The first of the objects, building B, offers approximately 7,700 sqm of office space and building C adds another 4,500 sqm at the tenant s disposal. Both buildings have now been transferred under management to Colliers International. Colliers International Represented Gtech Polska In Office Lease Renegotiation Process Colliers International represented GTECH Polska in the renegotiation process of an office space lease contract in Brama Zachodnia. This is the third contract negotiated by Colliers on behalf of GTECH Polska during the last five years. GTECH is a company operating globally in the field of content and new technologies for the gaming sector. As a result of the renegotiation process, GTECH Polska will remain in the office building Brama Zachodnia in Warsaw. Thanks to additional space the company will now occupy almost 4,700 sqm. Brama Zachodnia is one of the first large format office buildings built in Warsaw. It offers a total space of 40,000 sqm in 14 ground and 3 underground levels.

The agreement came into force in the first half of 2010. Colliers International To Manage Lipiński Passage In Warsaw Colliers International, a leading advisor on the real estate market, is to manage the Lipiński Passage complex in Warsaw on behalf of Union Investment Real Estate GmbH. Lipiński Passage is one of the few historical buildings in the centre of the city that offers A Class office space. Lipiński Passage, a complex comprising two buildings with unique architectural features, is located in the centre of Warsaw at the intersection of Jerozolimskie Street and Emilii Plater Street, guaranteeing ease of access to the Central Railway Station, Centrum underground station and the airport. In addition many restaurants, hotels and the well-known shopping mall Złote Tarasy are within close proximity. Moscow, Russia Largest Deal closed by Colliers Industrial & Warehouse Department in Moscow In June, Arkonada, the largest distributor of home appliances signed a lease agreement in the Class A Agroterminal logistics complex. The total leased area comprises 32,500 sqm, and the lease agreement has been signed for 5 years. This deal has turned out to be one of the largest deals in the industrial real estate sector since the beginning of 2010! Vlad Ryabov represented the landlord. The Agroterminal logistics complex with GBA of 55,600 sqm is located in Moscow. The project investors are the Accent Real Estate Investment Managers investment fund (owns 49% of the Agroterminal logistics complex) and individual entrepreneurs Sergey Ledentsov, Alexandr Schmuckler and Beslan Agrba (own 51% of shares). Knight Frank was the exclusive project broker who had leased only 13,000 sqm.

Colliers, Serbia has been appointed by Projmetal to undertake a valuation of a land plot, located at Vozdovac Municipality in Belgrade. Land area comprises approximately 50,000 sqm and it is planned for construction of shopping centre Trosarina of app 70,000 sqm. The center will be positioned on four levels, including ground floor, and will also include 3 underground garage levels. This will be the first modern shopping centre in this part of Belgrade with large catchment area.

Serbia Continued Two Commercial Deals In One Day Serbian Commercial department has signed two deals in one day last week. The first one with Delta Generali, one of the largest insurance company in Serbia, and the other deal with System One, an international company that provides IT hardware and software services within South Eastern Europe. Delta Generali has expanded for one more branch of 140 sqm which will be situated in one of the busiest streets of Palilula area in Belgrade, and System one will have a new office space of 200 sqm in the newbuilt office building in Zemun. Retail Department Secures New Representation Agreement Retail team in Serbia signed agreement with MPC Properties, one of Serbia s largest real estate development companies, for representing their existing shopping mall- Ušće Shopping Center. Ušće shopping Center is the largest modern shopping center in Serbia which was opened in spring 2009, and has over 140 shops, including vast leisure and entertainment facilities and over 1300 parking places. The Investor s objective is to diversify the retail offer and reorganize the tenant mix within the mall in order to enhance foot traffic and mall s performance. Colliers will be in charge of attracting new brands to the shopping mall, especially focusing on brands which are not yet present on the Serbian market.

United Kingdom Libya It s All Happening Having conquered Malta a couple of years ago the Development Solutions Department realised that Libya was but half an hour away and identified it as another land of opportunity. Thus they have become actively involved with several projects there and a number of staff members submitted themselves to the rather laborious process of obtaining the correct visas, in order to experience for themselves the activity and opportunities that exist in Libya. Sean Young and Roger Hobkinson were first to visit and they produced a feasibility report on a project at Tajoura Gardens on behalf of Nobles InvestmentThe work that they undertook was well received and we are currently awaiting the go ahead for the next phase of work. Following this study, Anthony Shapland, Jamie Acheson and Stephen Spendlove travelled to Libya to inspect a site that they had already been working on remotely from Malta, namely the Medina Tower, owned by the Corinthia Hotel Group, a mixed use scheme comprising: 240 apartments; 235,000 sq ft of Grade A office space; 88,000 sq ft of retail; 72,000 sq ft of food court and restaurants ; Exhibition space, health club and 900 seat auditorium. They have been providing initial development consultancy advice and are just about to move into a further phase of work involving further consultancy and leasing. International retail brands are starting to take stores in Tripoli but the existing shopping offer remains poor in terms of size and quality, and is very dispersed. Medina Tower will be pitched at the upper end of the retail spectrum. Tripoli s Bond Street perhaps? Chris Fowler-Tutt s International Valuation team and Marc Finney Hotel Feasibility team were then able to secure a mandate for the Corinthia Group to provide figures for the group s hotels in Tripoli and Benghazi as part of a global asset valuation assignment. Following the first visit in December, Stephen, Jamie and Anthony have been tracking activity in the Country, and with the help of some old contacts are now advising a Government organisation via its local JV partner, Optimum Alinmaa Group, who other Development Solutions colleagues had followed up with at MIPIM. Development Solutions is now providing advice on three mixed use developments Garghour Gardens (914,940 sq ft retail mall and large residential content, offices and community space), Souk Ispan (258,335 sq ft of convenience-style retail) and Miatiga Mall (currently military space, but planned as leisure or superstore scheme). It has been an interesting experience for the team and they have learned some new and interesting detail about the way property is dealt with in Libya. One of this is their Compulsory Purchase (CPO) methodology, whereby overnight properties that they want to compulsorily acquire have a red cross painted on the front door and in the morning, the occupiers have 14 days to vacate. We have now been asked for advice on a major logistics site near to the airport and another mixed use project in Benghazi and this is just the tip of the iceberg (or perhaps we should say the sand dune!). RISE About RISE: The Regional Initiative for Sustainability and the Environment (RISE) was founded in 2008 by Colliers International in Southeast Europe with the aim for Colliers to become the clear leader in green building consulting within the Southeast Europe regional real estate services sector. RISE is a holistic sustainability program that encompasses advisory services, employee education, corporate strategy, research and market leadership with regards to green building. Successful delivery of the second LEED GA exam prep course in Belgrade The second LEED Green Associate (GA) exam preparation course organized by Colliers and supported by USAID for external clients was complete on 15th of July in Belgrade, Serbia. This course, offered specifically for building sector professionals in Serbia, enjoyed stable attendance of about twenty people, even though it is the season of summer holidays. Participants include professionals and students with diverse backgrounds in architecture, engineering, interior design and construction management. The group will met twice a week Tuesdays and Thursday from 18:00 to 20:00 in the office of Colliers from 29th until 15th of July to learn everything they need to know to pass the LEED Green Associate credentialing exam. We had a very dynamic group of people with all kinds of professional experience, but all of them are so eager to learn more about sustainable development and green building. We even had people driving two hours from Nis and back just to attend the LEED GA prep course, organized by Colliers in Belgrade, says Devin Saylor, Senior Associate in RISE and the leader and trainer of the course. Among the students in the class are also four of our colleagues from the Belgrade office. Colleagues from the Property Management ICAS and even Finance Department are attending the classes.
