ARATI 3 January 22, 2009 SPECIFICATIONS STRUCTURE The structure will be column and beam frame structure with 22cm external walls and 11cm internal wall. Both sides sponge finish plaster. A layer of Damp proof course will be provided at plinth level. Additional precautions taken for termite by providing 30cm additional river sand fill, double layered cement base (PCC) in floor. FLOORING WORK The flooring in the living, dining, bedrooms, kitchen and bathrooms will be of matt finished semi vitrified tiles. Note: Colour will be of the architects choice depending on bulk availability PAINTING FINISHES All internal surfaces will be painted with acrylic emulsion paint in two coats including preparing surfaces with priming coat and finishing with two coats of paint. All external surfaces will be painted with Snowcem / Duracem in two coats. Ceilings will be either exposed concrete or painted with Snowcem/ Duracem in two coats. WINDOWS All windows will be provided with wooden frame with built in metal grill. The main frame to have one set shutters with mesh, 1 set shutters with glass. The glass shutters to have tower bolts, the mesh shutters to have magnet closures. All accessories in stainless steel. DOORS Main door frame and shutters will be of seasoned hard wood with stainless steel accessories, cylinder mortise lock. Finish to be varnish/ waxed. Other doors will be solid core flush door - both sides painted with one coat primer and two coats enamel paint. All accessories in stainless steel. French doors in mini balconies to have pivoted powder coated aluminum shutters with glass. KITCHEN Kitchen platform will be provided with polished jet black granite. Ceramic tiles for height of 30cm above kitchen platform only. Kitchens will have single bowl stainless steel sink with drain board. (Double sink optional at additional cost) One long body tap will be provided. (Mixer tap for hot water optional at additional cost) (Connection for water filter optional at additional cost) BATHROOM One European water closet in white colour with C.P half turn flush valve and a single health faucet. One wash basin in white colour with countertop mounted C.P tap, one C.P 4-way diverter for shower and spout shower head; one C.P. short-body tap for shower area. Glossy ceramic tiles to a height of 180cm in shower area, other areas 120cm height. Hot water piping / fitting at shower area. One cold water outlet/valve for washing machine. (Built up bathtub optional at additional cost) ELECTRICAL One TNEB meter connection to each apartment. all PVC conduits and boxes, copper wiring with CPL accessories; four sockets each in kitchen, living room and bed rooms, one socket in bath rooms, three lamp outlets (in ceiling) in living room, two in bed rooms, one in bath rooms(in wall); one fan outlet each in living room and bed rooms. Each apartment will be paid for by splitting the real cost proportionally according to covered area of the unit. This is done because it is not possible to keep separate accounts for so many different apartments to be built at the same time by the same team. There will be transparent accounts. Deviations in standard, following personal wishes, are possible; they will lead to higher or lower individual cost, (an example is the difference between cost of proposed shower area as against bathtub installation). COST The net construction cost for 1 sqm. built-up area of the proposed standard stands in Auroville at approx. Rs.9500. Overheads for Infrastructure, Contractor, Architect, and Engineer bring the end figure to about Rs.13,155 per sq.m. (not included: Auroville contributions). This is an estimate; the real cost to be paid will depend on the development of prices during construction time and the standards chosen. Each house will be paid for by splitting the real cost proportionally according to the covered areas of the units, with adjustments for deviations from the common standard. There is no cost guarantee. But we are confident that we can manage within the above mentioned cost figure.
