National Seeds Corporation intends to let out the Premises as per details given below on rent as such to the TENANT on the following terms and conditions TERMS & CONDITIONS OF LETING OUT:- 1. The Tenant will use the premises for agriculture produce, it s processing, storage etc. 4. Advance rent of 2 months will be deposited by Tenant with the Owner towards Security deposit which will carry no interest and will be refunded after vacation of the warehouse by the Tenant. 5. The payment will be made by the Tenant to the Owner latest by the first week of the month and in case of delay in payment of rent, the interest @ 18% per annum will be charged by the Owner on the outstanding rent. 6. All the applicable taxes including service tax will be borne by the Tenant. 7. Damaged caused by the Tenant to the premises will be attended by the Tenant at its own cost. Besides, normal maintenance will be carried out by the Tenant from time to time.

8. The processing machines are in running condition & the owner will be totally responsible for maintenance of machines and will handover it in running condition at the time of vacation of premises. 9. All statutory formalities and compliance to use the said premises will be the responsibility of Tenant. 10. The upper portion of office premises shall be kept by NSC for its use. Tenant will provide a clear and suitable passage for NSC officials and visitors. NSC shall install a separate sub-meter for showing the reading towards consumption of Electricity and will make the payment of Electricity consumed on the basis of the bill to the Tenant. 11. The Tenant will not sublet any part of hired premises. 12. There will not be any interference to the Tenant in its day to day working in the warehouse, what so ever by the Owner. 13. The Tenant will also be responsible for the security of premises & its stocks lying in the Warehouse in any manner and all times during the currency of the agreement. 14. The Tenant will have their own insurance of stock however insurance of the building etc. shall be done by the Owner. 15. The agreement is initially for a period of 03 years with 5 % increase in rental charge every year. However, in case of mutual consent the agreement can be renewed further for 3 years. 16. In case the stock of the Tenant are laying un-disposed off in the premises at the time of expiry of currency of the present agreement and despite reasonable efforts the Tenant fails to deliver back the premises under rent to the owner, the owner shall be authorized to extend the period for a suitable tenure but not more than 3 months. 17. Upon the termination of the currency of the agreement when no renewal takes place, the Tenant shall handover the clear vacant position of the premises on or after the last day of agreement without any encumbrances. Failure to do so will make liable the Tenant to pay rental change at 25% higher rental over and above the present rate. 18. The owner shall be entitled to get the, premises inspected through its officials /officers during working hours after prior intimation to the Tenant for ascertaining the proper maintainability of the premises. 19. In case of dispute arising out of this agreement,the same shall be decided by sole Arbitrator appointed by the chairman-cum-managing Director, National Seeds Corporation Ltd, Beej Bhawan,Pusa Complex, New Delhi-110012 20. For the purpose legal proceedings, the court at Delhi shall have exclusive jurisdiction to try the matter.
