The Regional Manager, State Bank of India, Regional Business Office Mandi (Annexure C ) Dear Sir, DATE : HIRING OF NEW PREMISES AT_GUSHAINI BRANCH TERMS & CONDITIONS With reference to your advertisement dated---------------------------, I agree to the following terms: (i) I will handover the possession of the building after getting it constructed/renovated as per Bank s requirements. The rent will be released from the date of physical possession of the building complete in all respects to the entire satisfaction of the Bank to be verified by Bank s Engineer. (ii) The Bank will be offered sq. ft. of floor area on Basement/GF/FF. No rent will be charged for parking area in front of the building. (iii) All taxes present and future i.e. House Tax, Property Tax and any other Government, Municipal Taxes, Society Services Charges and Maintenance Charges to Local Welfare Committee will be borne by me. However, only service tax if applicable shall be borne by the bank. (iv) I will construct/renovate the building as per the Bank s requirements and as per plan approved by the Bank. Natural light and ventilation shall be made available. (v) Roof slab shall be RCC in M20 minimum & sufficient provisions for tile terracing for waterproofing shall be made to the uppermost floor. (vi) The lease deed will be executed for an initial period of ten years with an enhancement in rent after five years from the date of lease @ 20% ( ) for another 5 years and on the same terms and conditions. In addition, after ten years, there will be an option in favor of Bank to renew the lease for two more terms of 5 years each at same terms and conditions and at mutually agreed rent. However, the Bank shall have the right to vacate/de-hire/sub-lease in full or part at any point of time by giving three months notice and I/we shall not be entitled to claim any compensation on account of this. (vii) Plastic paint, oil bound distempering and painting etc. as per the Bank s instructions shall be done after every two & half years failing which the Bank shall be at liberty to get the same done at your risk and as per actual cost. (viii) I will at my cost, arrange for separate electricity meter having three phase electric connection upto 40 KW load depending on actual requirement of the Bank.Actual electricity charges and water charges as per mutual agreement shall be borne by the Bank. (ix) I shall provide all electrical installations works for electric points including power points required as per Bank s requirements.. (x) Necessary arrangements for continuous water supply, and independent underground and overhead water tanks of sufficient capacity (upto 2000 ltrs) will be provided along with electric pump for lifting of water to have continuous water supply. (xi) Proper sewerage connection/arrangements shall be arranged by me for the Bank. (xii) All the expenditure of the lease deed will be borne by me and Bank in ratio 50:50. (xiii) Bank can make additions and alterations/dismantling if necessary without involvement of basic design at any stage during currency of lease. (xiv) I will provide vitrified tiles flooring (Johnson & Johnson) (marble series double charge shade) or as approved by the Bank in the Banking Hall and granite/marble/ceramic tiles in toilet area/entry area and 1 st class bathroom fittings including wall tiles. (xv) I will arrange to provide all first class sanitary fittings as per requirements of the Bank.

(xvi) This offer is subject to the Obtention of No Objection Certificate by me from the appropriate authority viz. T & CP, NH, SH etc. regarding commercial use of the proposed building. (xvii) I will have no objection if ATM/E- Lobby is installed/provided by the Bank in the building including, a V-sat at the top of the building for which smooth access as per Bank's satisfaction shall be provided. (xviii) I will carry out major structural civil, sanitary, and electrical, repair/maintenance works, if required at my cost and I will also ensure the roof remains water-tight. In case the above repairs are required and I fail to attend to the same, the Bank will carry out necessary repairs at (xix) my risk and cost. There shall be no objection if a glow sign in front or at top of the building is installed by the Bank as per the Bank s requirements. (xx) I will give approx. 100-150 sq.ft. of pucca open/covered area for placing generator of about 50 KVA etc. at roof top or a suitable place as per Bank s approval with suitable access to the area, for which no rent will be charged. (xxi) (xxii) Main door and Safe room door will be provided with Collapsible grill gate. All windows, ventilators and cut outs will be provided with strong steel grills as per Bank s specifications. (xxiii) Record/stationery room, Safe Room and ATM Room will be constructed with 9 thick Brick walls unless otherwise advised.
