LOCATION The site is located on the northern edge of Bath, approximately 2 miles from the city centre, in the area of Lansdown. Lansdown is a prime residential area bordered by open countryside with Bath Racecourse to the north. lies approximately 13 km (8 miles) south of junction 18 of the M4 motorway via local routes, the A420 and the A46, providing the site with good links to the various commercial centres along the M4 corridor: Swindon, Reading, Bristol, and ultimately to London approximately 115 miles to the east. Bath has a mainline railway station providing regular access to Bristol (approximately 15 minutes) and London Paddington (1.5 hours). The city of Bath, a UNESCO World Heritage Centre, is renowned for its architecture and both its historical and modern spas. There are two universities, the University of Bath and Bath Spa, and a recently opened shopping centre, Southgate. DESCRIPTION The site is of irregular shape, with an area of approximately 8.75 hectares (21.6 acres) and is developed with a mix of offices, stores, a modern nursery building, workshops and canteen, with associated car parking. Total accommodation on site amounts to approximately 23,890 sq m (257,152 sq ft) GEA. is currently accessed from Granville Road, although there is a historic entrance fronting Lansdown Road. The site is bordered by Lansdown Road to the south west, Granville Road to the south east and playing fields and open countryside to the north. The Lansdown Road elevation provides for excellent road frontage. SERVICES We understand that all the main services are available in the immediate area, however prospective purchasers should make their own enquiries regarding the size and capacity from the various statutory authority undertakers and their suitability for the prospective purchaser s purposes. PLANNING The site does not benefit from planning permission for redevelopment, however Bath and North East Somerset s Draft Core Strategy has identified, as well as the other surplus MoD sites, as being critical to meeting Bath s need for additional housing. To help achieve this, the Council has been working in partnership with the MoD and the Homes and Communities Agency to produce draft Concept Statements for each site. Once approved, the Concept Statement will set out the Council s vision for the site and the design principles that the Council will apply to achieve that vision. Following public consultation during May 2012, the Council have reviewed the MoD Concept Statements and envisage that they will be presented to Cabinet in September 2012, for approval. The draft Concept Statement for indicates that development of the site will include c. 300 new homes of which 35% are to be affordable units, as well as up 2,000 sq m of B1 employment use, a new single form entry primary school and open space. The Council is likely to require a new road entrance to Lansdown Road. Note: B&NES Core Strategy B&NES Draft Core Strategy identified that 11,500 new homes, at a rate of 600 per annum, need to be delivered up to 2026. Brownfield sites are favoured for the delivery of these units. The draft Core Strategy was subject to an Examination in Public in Summer 2012. The Inspector concluded that the current documents contain a shortfall in housing numbers and 5 year land supply and a general lack of flexibility regarding Brownfield site provisions, flood risk, business growth and policy approach for some areas. Additional work is required to facilitate more housing than currently planned and/or to enable some of the planned housing to be delivered sooner. The examination is expected to resume in June 2013 with a hearing expected in July 2013. EXIT
