Enjoying a truly enchanting setting, well off the beaten track within the Wyre Forest some one and a half miles from the centre of Bewdley, this captivating property stands in over 6 acres of land comprising woodland and water meadows alongside Dowles Brook. The original flour mill at the site is thought to date back to around 1595, though the present building appears to have fallen out of use by the early 1900's, despite a new 14'6" water wheel having been purchased by the Bewdley Charity Commissioners in 1862. With one reasonably near neighbour on the other side of the stream the property is not completely isolated but is certainly very secluded providing a slice of unspoilt wilderness in an area designated a Site of Special Scientific Interest ( SSSI ) and teeming with wildlife. Dowles Brook is a direct tributary of the River Severn and is known to hold a number of wild trout, the benefit of fishing rights being included in the sale. Regrettably the property has suffered flood damage on two occasions in recent years, namely in 2007 and 2012. Whilst the existing insurers have made good all damage, it should be noted that cover for any flood damage has now been withdrawn by the insurer and whilst it should be possible to arrange buildings and contents insurance, it is highly unlikely that alternative flood damage insurance could be obtained. The recent insurance repairs have been carried out thoughtfully with measures such as replacement tiling to all ground floor areas and installation of Newton waterproof membrane behind ground floor plastering to approx. 6ft height plus brand new "Steelplan" fitted kitchen using steel casing with a waterproof powder coated finish for an attractive and effective solution. Nonetheless Town Mill will provide purchasers with a truly unique opportunity to acquire a " lifestyle " property in glorious rural surroundings, yet within less than ten minutes drive of all main amenities in the Georgian riverside town of Bewdley. The location would also be of
interest to commuters of the West Midlands conurbation with main line railway connections available at Kidderminster approximately four miles away. The spacious interior includes a delightful living room with beams to ceiling and a splendid inglenook fireplace with log burning stove to include new liner. There is also a separate sitting room with Victorian style tiled fireplace and newly refitted kitchen (still unused) to include a good range of wall and base cabinets, tiled floor and integral double electric oven, ceramic hob, hood, microwave, fridge, freezer and dishwasher plus recessed pantry area. From the kitchen a side porch with separate wc gives access to the garden and garage / workshop ( 19'2" x 13'0" ) which sites the modern central heating boiler and electrical installation, the ground floor circuit having been replaced in 2012. To the first floor there are two generous double bedrooms plus separate bathroom, shower room and wc, whilst to the second floor are two further generous double bedrooms. The décor to the first and second floors is somewhat dated and the property as a whole will need a certain amount of modernisation. The accommodation features oil fired central heating, aluminium framed double glazing, mains electricity, mains water and drainage to a septic tank. The grounds extend to approx. 6.4 acres, with sweeping lawns to the front of the house which are bordered by the brook and include a greenhouse, shed and brick and tiled log store. The rear gardens have a five bar gate leading on to water meadows which stretch back for some distance alongside the brook with a wooded embankment leading up to a track now popular with walkers alongside a now disused railway line.
