Austin Fleck Property Management handles everything from soup to nuts. We have great systems in place and our business runs like a well-oiled machine. SUSAN AUSTIN-FLECK Property management for Susan Austin-Fleck is a labor of love. Not only does she get to work side-by-side with the love her life, but she also gets to be deeply involved in an industry that she truly excels at. Starting her business, Austin Fleck Property Management, with her husband Terry in 2005, she can t imagine being anywhere else and her only regret is she didn t do it sooner. The two complement each other s work styles and offer a full package for their clients. I love working with Terry because my weaknesses are his strengths and vice versa, she says. Serving the Phoenix Metropolitan area with her business, Susan s entry into property management is a story of love that begins with meeting Terry, a successful real estate agent, that was at the time, managing several properties for his clients. Not having the time to truly devote his time to the property management side of the business, Susan joined him to help and within a few years, the two opened the doors to their own brokerage, where Susan is the Broker. While Terry is more focused on real estate, Susan has a deep devotion to the property management side of the business which fits her personality to a tee as she is able to be what Terry calls, The Wizard behind the curtain turning all the wheels and cranks. It just became a good partnership, she says. I get to work sideby-side with the love of my life and I get to do a business that I love. As a full-service property management company, Susan offers it all from advertising,

procuring and screening tenants to rent collection, coordination of maintenance, accounting and end of year tax statements for her property owners. We handle everything from soup to nuts. We have great systems in place and our business runs like a well-oiled machine, she says. This full-service approach has earned a solid reputation in the Property Management industry as she has garnered an incredible 80 percent referral business to her name from both existing clients and her peers. It may be Susan s attention to detail and her genuine knowledge of the business that keeps her clients coming back to her, but her expertise in Arizona landlord-tenant law takes her to the next level as she understands how her prop- erty owners need to follow the legal side of the business to the letter of the law. I know Arizona landlord-tenant law like the back of my hand, she says. Susan really works to protect her property owners investments, taking care of every aspect of renting a home so that her clients can feel comfortable knowing that everything is handled. The owners get to sit back and collect a check each month, she says. I think this is the best job in the world. While her property owner clients revel in the fact that Susan meticulously handles every detail about their rental property, her tenant customers know she is fair as she uses facts such

This integrity that Susan holds spills over into her community involvement where she has been a member of the American Legion for over 32 years as a veteran of the Gulf War. She helps with an array of activities that are designed to support the military community from disabled veterans and wounded warriors to police and sheriff organizations in addition to homeless shelters, Red Cross and the Shriner s Hospital. As Susan looks to the future, growth is on her mind as well as a succession strategy. She plans to grow the company s portfolio of 300 properties to 2000 and looks to employ and hire people that she can teach to do the business and do it well while allowing them to be true entrepreneurs in the property management industry.
