REZONING APPLICANT'S RESPONSE STANDARDS GOVERNING THE EXERCISE OF THE ZONING POWER A. The proposed rezoning will permit a use that is suitable with residential landuses in the surrounding area. The proposed character and scale of the lots will compliment the surrounding area. B.The proposed rezoning will not adversely affect the existing use or usablity of the nearby properties. Development of the site as a residential zoning is compatible with existing land uses within the surrounding area. C. The site, as currently zoned, does have an economic use. Development as a R-100 zoned residential project is more suited to the site and its economic use. D. The proposed rezoning, totalling16 lots, will not result in an excess or burdensome use of the existing infrasturcuture. E. The Gwinnett County 2030 Future Development Plan recommends Existing Emerging Suburban where single family residential is encouraged. Accordingly, the submitted rezoning application is in compliance with the policy and intent of the Land Use Plan. F. Emerging subdivisions within the surrounding area support the applicant's request. Development of the site will provide a sanitary sewer outfall to service subdivisions on the northern side of Hog Mountain Road and result in the elimination of the Holman Road Pump Station. Dear Planning Department Staff: The applicant is requesting to rezone 8.32 acres from RA-200 to R-100 for a single family residential subdivision. The site is located 4269 Hog Mountain - Braselton Road in Gwinnett County, Georgia. The subject property consists of one parcel. The applicant proposes to subdivide the site into 16 lots resulting in a net density of 2.0 dwelling units per acre. Access to the development is via one entrance off of Hog Mountain - Braselton Road. The proposed development would include different home types with varying architectural treatments. Multiple architectural elevations are included as exhibits to this application. Front facades of the home will include architectural exteriors of brick, stacked stone, cedar shake, stucco or fiber cement siding. Sides of homes will feature brick or stacked stone water tables. Homes proposed at the entrance, on Lots 1 and 16, will be constructed with three sides brick. All homes will be constructed with a minimum of 2,000 square feet for onestory and 2,200 square feet for two-story dwelling and feature a double car garage. The property is located within an area that is characterized with subdivisions and detached single family homes. The surrounding area includes residential communities zoned R-100 Modified and R-75. The proposed plan, with 16 homes, represents a 28 percent reduction in the number of homes if developed consistent with adjacent zoning districts.
