Master Bath Guest Bath Porch I have been here since 2005 and find it very comfortable and very easy to relax. I am an author and do much of my writing in Florida. Typically, I will be with one other person to help with my work, or I bring my wife and two daughters. In the morning, I like to sit out on the porch, look at the water and wildlife and drink my coffee. The guest bedroom has two twin beds, which can also be made up as a king-sized bed. Here is the condo from the outside: Our Condo From the front Now that you have seen the condo inside and out. You can see the quality, cleanliness and attention to detail. And now let s look at the numbers. This same condo was worth well over $400,000 before the real estate market slowed down, and I bought it at nearly half the price from its high. I added the loft, and I am adding two locking owner s closets so that each ½ owner can have a place for their personal effects. I paid $235,000 in 2014-2015 for: the cost of the condo, plus that cost of the furniture, the addition of the loft, owner s closets new skylights and the future $5,000 cost remodeling the porch for all-season use Knowing that with two other homes, one in Minnesota and the other in Wisconsin, I know I will never be here more than ½ the time. So instead of wasting the other half I will never use or filling it with renters who could tear the place up, I am looking for no more than two partners. These partners will have deeded ownership and will be responsible for their portion of the up-keep, assessments, and repairs. My simple motto is simple. If you break it, you fix it. If you mess it up, you clean it. And if you drink it, you replace it with the same quality of wine or liquor.
Since this is to be shared, I would need to know how you care for your primary house, by sending pictures, and no owner will be allowed to encumber this property with loans. Like me, it has to be paid in full. Lastly, the owners agree not to have pets in the condo, as my wife is allergic to dogs and cats. I am not a realtor or do this as a business, and there is no markup, except for a small added charge for ¼ interest buy-in to manage two other co-owners. The partners will agree all improvements. P.S.: I have attached comparable properties and the valuation provided by Zillow. Note these estimates do not take into consideration the loft. Also, many of the equivalent units are the ground level units that have an obstructed view of the water and very low ceilings that substantially impact the feeling you get in the different units. Lastly, many were in need of remodeling. With all that said, the unit compares very well to all comps and listed properties. Current Listings: Shown to establish its value. This condo is not listed, as I am not selling it. I am looking for a co-owner. Comparable Sales: I have looked at each similar condo, and you will find, this condo we have is a cut above.
In Heron Walk, there is an enormous difference between ground-level units, with low ceilings and they have obstructed water views. This unit has vaulted ceilings and spectacular unit views from both the living area and patio and the master bedroom. Also, by luck of its location, an island hides the activity of the marina and Baytowne giving you quiet and the privacy.
