KOSCIUSKO BOARD OF REALTORS February 2017 NEWSLETTER February 2017 February 2017 KBOR President s Letter Greetings REALTOR and Affiliate Members, As we move into February, we need to pause and recap a couple of KBOR s January highlights. First, thanks to all those that attended the January General Business Meeting. The final attendance number was 111 REALTORS and Affiliate members; one of the biggest January meetings in years. Besides a very productive meeting with the induction of our 2017 Boards and new REALTOR members, our Speakers from the Builders Association of Kosciusko Fulton Counties were excellent. Once again thanks to John Kidd, David Johnson and Brett Harter for the update on their commendable Operation Finally Home project and the Builders agenda for 2017. See the meeting recap and informative links to Operation Finally Home on page 7. Second, I was pleased to join the KBOR PR Committee members in presenting the Kosciusko County Sheriff s with monies raised from the 2016 Christmas Party silent and live auctions. On January 5 th we presented the Sheriff s with $5,488. to go towards updating their tactical vests in 2017. The state of Indiana will also match those monies by half. Thank you to each Christmas auction participant and those that donated money to the Sheriff s Hat ; your money is going to a great cause in our County. Kosciusko County Closed Sales were up 19% from last year. Make sure and always read the State and Kosciusko County stats page as there is a wealth of information that you can carry on to a Listing Appointment. PAGE 2 December 2016 Indiana Housing Market Data REALTORS : 2016 A STRONG YEAR FOR INDIANA HOUSING MARKETS (INDIANAPOLIS, IN) In 2016, 86,455 single-family homes were sold in Indiana, which translates into an 8.1 percent rise in contract signings over 2015 (6,211 more). This data is found within the Indiana Real Estate Markets Report today released by the state s REALTORS. Other statewide year-end comparisons (2016 vs. 2015) show: Closed home sales increased 7.7 percent to 86,455 Pending home sales increased 4.9 percent to 84,065 Median sales price of homes increased 5.2 percent to $139,900 Average sales price increased 4.2 percent to $166,398 Percentage of original list price received increased 1.0 percent to 95.2 percent Number of new listings decreased 3.6 percent to 111,201 Statewide closed transactions and home prices were better each month of 2016 than the year before, while the year as a whole topped the last two years, said Shelbyville s Nancy Smith, 2016 president of the Indiana Association of REALTORS. Although as inventory remains tight and buyers are waiting to jump into the marketplace, pending sales for the month are down a bit compared to the prior year. Unemployment fell in 2016; and, with home values expected to rise as the year goes on, many view the first few months of 2017 as an opportune time to close on a home. The traditional statewide monthly review (December 2016 vs. December 2015) includes inventory information: Closed home sales increased 3.9 percent to 6,714 Pending home sales decreased 4.2 percent to 4,606 Median sales price of homes increased 7.0 percent to $139,000 Average sales price increased 6.9 percent to $167,712 Percentage of original list price received increased 0.9 percent to 94.5 percent Number of new listings decreased 10.1 percent to 4,710 Inventory of homes for sale decreased 16.8 percent to 27,728 units Months supply of homes for sale decreased 24.0 percent to 3.8 months The Indiana Real Estate Markets Report obtains data from 9 of the state s 10 Multiple Listing Services (MLSs), including the Broker Listing Cooperative (BLC ) in central Indiana. To date, the report represents 98 percent of the housing market statewide and 91 of 92 Indiana counties. PAGE 3 IRMLS UPDATES By Julie Alert, IRMLS Project Manager Social Media & IDX: IRMLS is getting a lot of questions related to listings posted on Social Media. Offices/Listing Agent can post their own listings on social media in accordance with Indiana License Law and MLS rules but they CANNOT post other office s listings on social media without the express permission of the Listing Office/Listing Agent. IDX Policy gives MLS Participants permission to display each other s listings on their websites. MLS Participants/Agents may NOT use IDX provided listings for any other purpose other than IDX display. - Section 18.2.2: MLS participants may not use IDX-provided listings for any purpose other than display as provided for in these rules. This does not require participants to prevent indexing of IDX listings by recognized search engines. Additionally, IDX provided data may not be used for any other purpose or provided to any other person/vendor outside of the member and vendor who signed the data licensing agreements. Members should be reminded that providing vendors or anyone with MLS logins and passwords is in violation of IRMLS rules and users are subject to a $1,000 fine per occurance. - Section 18.2.6: Except as provided in the IDX policy and these rules, any IDX site or a participant or user operating an IDX site or displaying IDX information as otherwise permitted may not distribute, provide, or make any portion of the MLS database available to any person or entity. Finally, anyone who offers a property search on their website must have an IDX account with IRMLS. This includes agents who frame other sites that offer a property search such as Realtor.com, Franchise sites, Zillow etc. MLS Mobile & RETS Refresh: Every Wednesday sometime between 8 am and 5 pm, Black Knight does a RETS refresh. During the refresh, access to MLS Mobile, the RETS server and other RETS related integrations will be briefly interrupted.

PAGE 6 2017 Board Inductions The Kosciusko Board of REALTORS inducted its KBOR and KBOR MLS Board of Directors at their quarterly general business meeting on January 18, 2017 at the Tippecanoe Lake Country Club. This year s boards include 11 incumbents and 5 newly ratified members. President Mark Skibowski of RE/MAX Lakes will lead the KBOR Board of Directors while Kim Clark of Coldwell Banker Roth Wehrly Graber was appointed 2017 KBOR MLS President. The Kosciusko Board of REALTORS has 160 REALTOR Members and 72 Affiliate Members who serve all of Kosciusko County. In representing the membership, they made tough decisions based solely on what was best for KBOR. Their leadership and clear vision has given the new 2017 Board a strong and invigorated base to continue to build on. They have assured KBOR will continue to achieve NAR s Core Standards; have a strong voice in the community and continue their benevolent history of giving back to our communities.

The 171 REALTOR and 75 Affiliate members of the Kosciusko Board of REALTORS (KBOR) wanted to let the Kosciusko County Sheriff s Department know they have their full support and appreciate the hard work they do each day in our communities. At their Annual Christmas party held on December 1, 2016, KBOR raised $5,488 to help the Sheriff s Department upgrade their tactical vests. The monies were raised from both a silent and live auction and donations. The check was presented to Sheriff s Aaron Rovenstine, Chad Hill and Chris Frances at the Kosciusko County Sheriff s office on January 5th. Sheriff s Deputies Kreg Kuhn and Chris Francis help with the live auction of themed Christmas trees. KBOR supports each man and woman in blue that helps maintain the quality of life we all enjoy in Kosciusko County and that continue to insure our county is a safe place to live, work and visit.

PAGE 10 Joint Board of Directors Meeting January 13, 2017 It is only the beginning of the year, but both Board of Directors have already kicked off 2017 with a Joint Board of Directors meeting earlier this month. The new Officers and Directors were joined by Karl Barron, CEO of the Indiana Association of REALTORS and Adam Turner, Association Attorney. Karl discussed the Local Association of the Future Task Force that has been formed at the State level. Adam discussed the fiduciary duties of being a Board officer and Director. It was a very productive meeting to kick off our year! Just as in 2016, the NAR Core Standards are front and center for 2017. As a reminder, this is a set of standards the National Association of REALTORS established that each local association in the country must adhere to or lose their local charters. Requirements span from RPAC Advocacy to consumer outreach to annual financial audits to community commitments. NAR has set 2017 s standards at a whole new level, so be prepared to potentially see requests for help on special events and task forces so we assure KBOR once again passes Core Standards.
