MAGNOLIA GARDENS A hotel conversion from a 169 room no-brand hotel to 150 residences. Completed and sold. Operating as an apartment complex in the desirable No-Ho Arts district.

NORMANDY VILLAS A 32 unit brick and mortar apartment conversion to a 64 bed senior housing facility. Seismically retrofitted and property upgraded, commercial area built out with kitchen, dining and activities center. Completed and sold to a local operator.
