Agenda Item Item: 11a Issue under Consideration: Ordinance No. 2014-38 - To rezone two parcels located at 3629 and 3641 Melton Avenue approximately 320 feet east of the intersection of Highway 17 Business and Melton Avenue in Murrells Inlet from General Commercial (GC) and 10,000 Square Feet Residential (R-10) to 10,000 Square Feet Residential ((R-10). Current Status: On July 9, 2014 a rezoning request was received from Wendell Powers, as agent for Wesley Barr, to rezone two parcels from General Commercial (GC) and 10,000 Square Feet Residential (R-10) to 10,000 Square Feet Residential ((R-10). The property is located at 3629 and 3641 Melton Avenue approximately 320 feet east of the intersection of Highway 17 Business and Melton Avenue in Murrells Inlet. Tax map number 41-0105-026-01-00. (Case Number REZ 7-14-12295). This property is presently split zoned. Approximately,.37 acres of the front of the property is currently zoned General Commercial and the remainder of the 5.8 acre tract is zoned 10,000 Square Feet Residential (R-10) with a portion of the property adjacent to the inlet zoned Conservation Preservation. The portion of the property zoned Conservation Preservation (CP) shall remain. Points to Consider: 1. The applicant is proposing to rezone the front portion of the property that is currently zoned General Commercial (GC) to 10,000 Square Feet Residential (R-10) so that he may develop the entire tract under residential zoning. 2. If this portion of the property is rezoned to R-10, any new structures built on the property will be subject to the R- 10 Zoning Requirements (Article VI, Section 604) of the Georgetown County Zoning Ordinance. 3. Financial Impact: Not applicable property is zoned RC. 4. The Georgetown County Future Land Use Map designates this area as medium-density residential; therefore, the Future Land Use Map supports this request. 5. Staff recommended rezoning TMS 41-0105-026-01-00 from General Commercial (GC) and 10,000 Square Feet Residential (R-10) to 10,000 Square Feet Residential (R-10). 6. At their August 21 st meeting, the Planning Commission held a public hearing on this issue. No one but the applicant came forward to speak. The Commission voted 7 to 0 to recommend approval for this request. Options: 1. Approve request 2. Deny request 3. Defer action 4.
