THOMPSON-NICOLA INFORMATION TO APPLICANTS MANUFACTURED HOME PARK/ MANUFACTURED HOME PARK EXTENSION All requests for a manufactured home park/manufactured home park extension must be accompanied by the following documents: 1. Application form for a manufactured home park/manufactured home park extension must be fully completed and signed by the owner of the subject property or the authorized agent. If an agent is handling the application, please supply written authorization from owner(s). 2. A State of Title Certificate from the Land Titles Office; 3. An application fee of $250.00 for the first manufactured home space and $25.00 for each additional manufactured home space shown in the manufactured home park plan (make cheque payable to the Thompson-Nicola Regional District). Two (2) complete sets of working drawings to scale showing: (i) (ii) (iii) (iv) (v) (vi) (vii) the area, dimensions, and legal description of the parcel of land; the dimensions and location of the buffer area; the number, location, dimensions, and designations of all manufactured home spaces; location and dimensions of all roadways, the owner's residential plot (if any), and recreation areas; the dimensions and location of all ancillary buildings, the owner's residence, and other structures; the internal layouts of all service ancillary buildings and other structures apart from the owner's residence; the location and details of the source of water, treatment plants, water distribution lines and outlets; the location and details of all connections to the sewer, sewer lines, septic tank(s), and sub-surface disposal field, or other private sewage treatment plants and disposal methods;
(viii) the location and details of all on-site garbage and refuse disposal areas; (ix) (x) (xi) (xii) a North arrow and notation of the scales used; a general landscaping plan for the site; all watercourses or water frontage within or adjacent to the land concerned; all steep banks or slopes within or adjacent to the land concerned; and (xiii) the relationship of the proposed Manufactured Home Park to adjacent roads. 5. Photographs of the subject parcel. 6. Any other information desired by the Thompson-Nicola Regional District to acquire as much information on the proposed development as necessary. Prior to the issuance of the manufactured home park permit, the owner or authorized agent shall provide the Regional District with the following additional information: 7. Access permit from the Ministry of Transportation. 8. Sewage disposal permit from the Interior Health Authority or Ministry of Water, Land and Air Protection, Waste Management Branch, whichever authority has jurisdiction. 9. Potable water supply system approval from the Interior Health Authority. 10. Ministry of Water, Land and Air Protection floodproofing requirements if applicable. PLEASE NOTE: A. Should a proposed manufactured home park/manufactured home park extension be located in the Agricultural Land Reserve, said development would be subject to the provisions of the Agricultural Land Commission Act, and may necessitate an additional application to and approval of the Agricultural Land Commission prior to submission of an application for a manufactured home park or manufactured home park extension. B. In instances where an application would involve a non-conforming site area or land use, the applicant may be required to submit a rezoning application to correct the existing non-conforming land use status or to rezone additional site area in order to conform to the site area requirements of the Thompson-Nicola Regional District Manufactured Home Parks Bylaw. C. An approval of a manufactured home park/manufactured home park extension in no way relieves the owner or occupier of the responsibility of adhering to all other legislation and decisions of responsible authorities which may apply to the land.
