Project Summary BACKGROUND: The applicant, Mod Pizza, represented by Ben Paszkiet of Interplan, LLC, requests approval of one (1) new door fixture and the elimination of three (3) other entry systems at the tenant space. The applicant is proposing to consolidate the three (3) existing entries for the various tenant spaces in the northeast corner of the building into one (1) new entry way for the future restaurant use. As a result, the entire storefront system will be replaced. However, the proposed storefront system is substantially compliant with the existing system. Additionally, signage and outdoor dining will be added to the tenant space. The outdoor dining will be reviewed as a part of the standard outdoor dining permit. The signage will be brought to the Appearance Commission at a future date when the project is closer to completion. Appearance Commission Review APPEARANCE PLAN COMMENTS: Staff comments after evaluating the proposal for compliance with the Appearance Plan: Building Design Criteria from Appearance Plan: Quality of design and relationship to surroundings Good scale and harmonious conformance with neighboring development Materials with architectural character and harmony with adjoining buildings Building components with good proportions and relationship to one another Harmonious colors Avoidance of monotony; avoidance of inappropriate, incompatible, bizarre and exotic designs Staff comments: o Staff has coordinated with the applicant on the included submittal which substantially complies with the Appearance Code criteria. o The petitioner shall furnish sample colors and materials for the meeting. POTENTIAL NEIGHBORHOOD IMPACTS: The proposed modifications are not expected to have any negative impacts on the surrounding property owners. 3
